New build up for £125K, offer £120K Taylor Wimpey said NO!

    The property in Mawsley that I offered on is a 2 bed semi, not a flat.

    The property that you give a link to is a mid terrace and has been taken off the market by the vendors, but the EA has left it on Rightmove :(

    They could accept your offer but maybe they have other offers in the pipeline. Maybe they are hopeful that the warmer weather will bring the buyers out in force. Easter is only a fortnight away and this could see a rise in enquiries. They may add £10K to the asking price and the next buyer wanting a £5K discount could be successful.

    Of course they could but the sales person told me had 'just' reduced it as they wanted a quick sale.

    My understanding is that they have been building at Mawsley since approx 2003 and that Taylor Wimpey are the last builder on site (apart from Farm View which has applied to change planning with the design of the last 25 properties). Taylor Wimpey have approx 20 houses left to complete and once finished they will be finishing the roads and putting the top surface on.

    I will ask about being unadopted as this would seem very strange for the main roads - I understand that some of the private driveways that are shared between 3 or 4 houses may be unadopted, but a lot of these are totally finished.

    i think the 2 bed thats under offer you mention is actually mine. just a note, the new builds are quite a bit smaller than the older ones. (mine is 6 years old) this is what most people told me who came to look at ours anyway also mine has a garage i belive alot of the new ones just have off road parking.

    taylor wimpey arnt the easiest people to haggle with and with the market in mawsley seeming quite good at the moment they may be holding out for a better price, alot of the houses being put up have already been sold on plan

    as for the roads not being adopted i believe there starting the surfacing on main street in the next 2 weeks, some of the side roads have also already been surfaced. with all the lorriys passing through theyve been reluctant to do them, which i guess is fair enough, just shame its taken so long. all the roads are currently unadopted as the council is not going to adopt them until they are up to standard or they will be liable for the work

    Wimpey as with a lot of major house builders pump out badly built rubbish and once you own one and find all the problems you'll have a very long and hard fight to possibly get them resolved.
