New build up for £125K, offer £120K Taylor Wimpey said NO!

    My solicitor is excellent and could see no problems. I could have set the ball rolling today and although I don't use my phone on holiday, I do check my emails daily. The money is not an issue as I have a sale due to complete this week and I could have left the money with my solicitor. I like to do simultaneous exchange and completion and this could have been done the week I come back.

    My holiday has no bearing on this as I'm already packed and ready to go. This is not a home, just a house I wanted to buy as it is the same village that a family member lives in. I even had a prospective tenant who wanted to move in at the end of April.

    someone else will bite your arm off for cash, keep on looking, or wait for the call as suggested.

    My phone is on until next Monday, so hopefully they will reconsider.

    Never thought about the stats and that they might want it to appear in the Q1 figures.

    If I was buying a house and going on holiday I would make sure my phone is on if only to check voicemails daily. It's obviously not that important. This isn't work it's the biggest purchase of your life.
  • You should only offer as much as you are prepared to pay. If £120K is that limit, walk away and forget it.

    I offered £50K for a house with an asking price of £48,250. Somebody else offered more. They got the keys and I didn't. No big shakes, there are millions of houses and another may well come along that ticks all of my boxes. If not, I'll not bother with a 2nd BTL property and will invest elsewhere.

    But that is why I take my lappy and must have internet access. I hardly ever speak to my solicitor on the phone as we usually correspond by email. I then visit for her to go through the contract and any problems and sign when ready.

    I do agree that it is a big purchase, but as it is not going to be my home I don't class it as that important. As long as my solicitor does all the necessary to ensure I am spending my money wisely then it is something I can sell should I need to.

    £120K is not my limit, but what I am prepared to pay for this particular property (although I don't want to go over the stamp duty threshold).

    I also feel very much like you do - no big shakes if it happens it happens and if not it won't - I was just suprised that they thought my offer was too low.
