ah good evening GM...and where are long term posters number 3 and number 4 this evening....I assume they should be along anytime soon?My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0 -
I don't get why you need to fault find but here you are - it's not got the local council one added yet - that'll be on soon enough.

Timmy believes all other Solicitors/Conveyancers/HIP Providers to be incapable of producing a compliant HIP which is rich seeing as he doesn't even know the basic HIP regulations.
He always likes to try and wind up posters by fault finding and calling everyone "agressive" and "wrong"My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say
Ignore......check!0 -

Miss Motivation is an estate agent and yet you profess to give legal advice. Fine, but expect to be challenged by me as a conveyancing solicitor if you are wrong. This is why I joined MSE to correct you and certain others as I will continue to do.
It may upset you MissM that I dislike certian Estate Agent tactics - and if they include yours Miss M then good - but the public have a right to know.
I am happy to list the top 20 tactics I know or have heard about so you can make sure you choose the right Estate Agent - anyone want that?
To be fair, I am even happy to crticise my own profession, as not all conveyancers should be allowed to practice.
I may generalise, but so far my experience is weighted against national/chain estate agents (NEVER USE THEM) and factory/conveyor belt firms (NEVER USE THEM).
Read and whether you agree or not, this is the point of the forum.
(Yes you are aggressive MissM, which is a shame for a long time poster like yourself....a bit like an author with many publications - they have nothing new to say).My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

If you count correcting the "advice" you gave regarding HIPs on the other thread as legal advice then so be it......it just so happens that you were the one that gave incorrect advice and I corrected you, which you didn't like.
You really need to stop getting your knickers in a twist Timmy.
You keep saying that I'm giving incorrect advice but you have yet to quote any of my posts......funny that!
If you actually got down off your high horse you may realise that we have a lot of the same opinions on Estate Agents. I don't know how many more times I can say...I do not work for a large chain/national company.
You only hear what you want to hear.....My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. I simply credit people with common sense when I type my posts, so as to avoid spelling out every possible angle, but in the advice you refer to, I guess (in your case clearly) I credited too much. You may think I could have been clearer, but I was not wrong.
If you want to challenge my posts from hereon, let's roll!My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

Shall we agree to disagree and instead of "challenging" each other posts maybe we could resort to healthy debate??My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks.
