For a supposed "property solicitor" I'm amazed you gave incorrect advice about HIP's.......My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -

The phrase beginning "People in glass houses..." springs to mind If you have such high standards then I suggest you get your own advice right and stop patronising people.
This thread is not the first, or indeed the second time you've given incorrect advice. In fact, the 'shocking' advice you seek to correct is often correct advice that you have failed to read properly. If you are a solicitor(!) then I'm not surprised you thinly veil your attempts to attract business from this forum as I'd be surprised if anyone intentionally referred anyone to you.

It is also not illegal to ask the seller to pay for updating the searches. I always advice this, after all the point of the HIP was to save the buyer money.0

and I have just read timmyt's definition on independence in relation to the independent mortgage advice which is also incorrect.

No need to "bill and ben" your language on my behalf! In fact maybe I should slowly and clearly explain HIPs to you as you seem to not know the basic facts.
