    It's dawned on me that in order to have a meaningful debate, you have to have this on an equal intelligence level.

    Unfortunately I doubt (as I have found on numerous occasions), that it is possible to have a meaningful debate between ourselves.

    Personally I think you are correct. Your "I am better than you" attitude you put across is pretty annoying.

    It's what you usually do though. You whinge you can not debate, and then try to put the other person down with some "you do not understand, you are thick, I am better than you" language.

    No different this time either. Maybe you would be able to debate, if it wasn't for this type of language used simply to rub people up the wrong way. Seriously. This is the stuff Hamish does on a regular basis.

    Yes I can. It's called a hunch. That is all.

    I have seen conflicting information, buyers down, buyers up. On a personal level, I think buyers are remaining static. I base this on approval leves as well as actual borrowing levels.

    HI ALL..well long time no see...i am a happy house owner now...but i got a really good deal because we are in the middle of a housing crash.....have a look at these figures and try to tell me there is no crash.. we have paid 188k....good luck to all the people who have waited,,as you will be rewarded,

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Nice work Geoff. Although I do think you should waited for the double dip and then you could have saved even more money.
