    Southfields is also an almighty trek to canary wharf- I just couldnt imagine doing that journey.

    You might want to look at bow, although you might not get a great deal for 200 in all fairnes, prices have risen a lot in the last 2 years. Saying that, the LA estates are fine too, theres none I wouldnt live on. there is some very occasional sketchiness around here, but nothing like most other areas of london, and thats why Im so loath to leave! Theres a fantastic space at Victoria park, and the roman road market for the bargains :money: theres a tesco by bromley by bow station, but thats it now the morisons/safeway on roman road closed.

    Youll know how good the transport links are in bow, much better than B green I think where poor bods are stood on the platform awaiting central lines that sail past packed, we have 4 lines running from bow, of course mile ends not bad, but bow is better connected- I would, I live here :j

    I'm a Bow girl just living off Roman Road between Mile End and Bethnal Green. Docklands is a great area to live, there's loads of stuff to do just a bus ride away. Lots of areas in Docklands to get a good bargain eg Poplar - it's not that sketchy but it just isn't very 'pretty' either.

    I would recommend looking at the stretch between Victoria Park and Hackney. Some great ex council and victorian conversions there for around 200....

  • I have lived in the area of East London for 30 odd years - and no matter what anyone says about crime rate, etc. - This part of London still represents the best value in terms of investment not just due to Olympics but also due to the fact that house prices are lowest in the East vs South/North/West London but you also get very good and increasingly better transport links for keeping a working family/singletons going before moving up the property ladder and a bit further out into Ilford or Newbury Park or Redbridge (Essex) say.

    My family (x4) have done particularly well as in 6-8 yrs their investments have tripled to quintupled. All now rented out these homes (high demand) and have moved on to purchase larger ones in Essex. You cannot say this of any other part of London.

    However, some areas fare much better than others within East London. The area someone mentioned re: Gallions Reach and close by areas is a very big NO! :confused: Why? well its very cheap as it stinks rotten regularly due to a sewage works nearby which is at an unbearable level of stench that it feels toxic even if not necessarily proven as such. If this were to be resolved somehow that area would shoot up in price dramatically but I dont know of any plans to resolve this.

    that happens to me every morning in b green....if i left earlier it'd solve the problem of course...

    right - thats several recommendations to look at Bow so i'll be doing that!! Thank you!

    east london is great - have always liked the vibe and the mix. i recommend it too. i hope to move a bit further east one day into one of those lovely goergian houses :-)

    Another thought - are there any estate agents people would recommend for renting and buying? As i'm going to end up renting in the short-term....

    Also, what questions should i make sure i ask and tips on negotiating the price etc.

    You wont need an EA for renting & buying, as obviously the place you might want to buy could be with any old estate agent or being sold privately.

    Word of warning, some EAs charge silly money for credit checks and the like, we paid 300 between 3 girls a few years ago when we rented from one of them at the mile end junction.

    I've lived in stratford for 3 years nearly and not had one single problem with crime and get the bus to Ilford and back every day. East London is a good place to live and easy to get anywhere with the Tube/Bus/DLR if you dont have a car.

    Can anyone recommend any EAs please or websites where i can search for flats?
