Whats next in the house buying/selling process??

House we are buying is empty, and our buyers have no house to sell.

Situation to date:

Both us and buyers have had mortgages approved.
Both us and buyers have had valuation and homebuyers surveys completed.
Both us and buyers have solicitors appointed.
We have had searches completed, unsure if buyers searches have been done.

So what now? When can we expect to complete / exhange? What else is left to do?
All offers and things started happening on the 3rd July, and everyone wants to get moved out / in ASAP.

    You say motgages approved, is that the actual mortgage offer sent to your solicitor? If not then you will have to wait for this. Either solicitor may raise additional enquiries depending on what info comes back with the searches * information supplied by other solicitor. Once the solicitor has all the info they require, searches, mortgage offer, fixtures & fittings list, replies to enquiries etc. they will either send you the report & ask you to sign or make an appointment for you to go in & sign the contract in their office. Once both parties have signed, you agree completion dates & then exchange contracts.

    I think the mortgage offer has been sent to the solicitors.
    We have done the fixtures and fittings list, so based on all this when do you think the earliest we could complete.

    Have you received your copy of the mortgage offer, if so, is it correct?

    If the mortgage offers are back & the solicitors have everything they require, in theory you could complete by the end of the week. Your buyer may have to pay deposit monies to their solicitor, if this is paid by personal cheque it could take a week to clear, the solicitors will have to request completion monies, some lenders require 5 working days between exchange & completion. If everything is back as required I would aim to complete in about 2 weeks from now.

    I would phone/email your solicitor to find out what the hold up is. I am also at the end of my buy/sell and I am waiting to hear dates. Hang in there mate.

    Everything seems to be in order and correct.
    I think I will call the Solicitor early next week and get an update.

    My very expensive cottage has damp and a leaking roof. There is little parking, the garden is tiny and the walls are pebble dashed. Oh and there has been some subsidence. I think those are the main points. The surveyor joked you could knock it down and start again!! Might be the best thing!! :rotfl:
    However we are still buying it. I am buying a view which is pretty good.
    Before everyone who is concerned about my sanity jumps in, I am going into it with my eyes open, and wearing a wetsuit!!!!!
    Eh the joys of house buying!!
    We are just waiting for the solicitors to liase and I am trying to persuade the removals company to squeeze me in.

    Well I called the Solicitor at 9:30am this morning but they were not available, so I asked to get her to call me. 4PM I call again and ask the same.

    Guess what, no call.
    Nice to see you get your moneys worth.

    Hey DP did I not recommend my solicitor to you ages ago:p . Sorry couldn't resist!! In a cheeky mood. I have found email is good. Try that. and in their defense they may know what you are enquiring about and are finding out stuff or chasing stuff up.
    However i haven't heard from mine today either. Not worth getting upset about for me. I had a G&T instead!!:beer:

    Ha ha I used this solicitor before when buying my current property and nothing but happy. I guess just frustrating as the first time I do call no response.

    I will try again tomorrow.
