Are there many Estate Agents in your area?0

don't pay it, as they should want your business. also negotiate commission rates, playing of all agents.
be careful about national/chain agents as many use tactics such as:
- signing fee
- holding your passports just too long to dissaude you from bothering to sign up elsewhere
- contracting you in for as long as 24 weeks I have seen
- where they buy the HIP (so they own it) but when you change agents, they make you reimburse the sum but you don't get the HIP
- giing you too high a valuation compared to other agents (on pre-text to do with their national clout) but then failing to deliver
- wrongly suggesting you will get exposure in their national branches
- saying local independents undervalue
Good luck - I'd always use this check list to see who does least of themMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o0 -
Bandofbrothers, sorry I got your PM but I don't think I've read it properly! (Half asleep
). The cost is probably to cover the basic set up fees, such as advertising, for sale board, brochures etc. It's not common for this to be charged, but it does vary from area to area. If you don't want to pay it-negotiate! It's not so busy yet that agents can afford to turn your business away, I bet you can get that waived if you stand firm. Definitely still make sure you get a list of people the 1st EA has introduced. Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0 -
An administration fee is quite normal with many agents - normally no more than £200 although I've never come across it as an upfront fee£2 Savers Club #156!

Looking for holiday ideas for 2016. Currently, Isle of Skye in March, Riga in May, Crete in June and Lake District in October. August cruise cancelled, but Baby due September 2016! :j0 -
Update.
The fee is to bring my hip up to standard and marketing fee.
My first EA was poor.
If £58 gets me more advertising and a more healthy hip report then I dont mind paying it to be honest.
Speculate to accumilate !
Time will tell.
I have asked for the previous names of the viewers from the first EA.0 -
bring hip up to standard, all sounds gibberish.
dont pay anything to an estate agent. they should be no sale no fee.

wouldn't happen to be a foxtons by any chance ??0

Very likely the fee is because they didn't do the HIP, common scam. Agents make a lot of money on the HIP and don't like sellers doing or bringing there own. They say its a fee so there "solicitor" can check it.0
