no chain - how long roughly

    We say it straight that we 'are without instructions to move forward' or 'I have no instructions.' Then again some lawyers just do not respond. Not sure what you were told in your case, but soundsas though you took it to heart.

    No you and I both know that conveyancing lawyers every single day of the week often avoid taking calks from the other lawyer. The excuse can be .. maybe with a client .. may be at court .. as this is easier than them being made to feel uncomfortable in a conversation in which their morals are taxed.

    This is why many lawyers don't really like telephone work preferring letters, or the more enlightened ones faxes, and the even more enlightened ones even emailing.

    However to be fair to lawyers they do it for their clients so their clients know their lawyer if prevaricating. So it becomes an awful lot of people with compromised morals when buying and selling houses?

    Oh and yes I do take it to heart, an das a blow to my pocket, when finding out after the event. Wouldn't you?

    If there really is 'no chain' then it should be 6-8 weeks.

    Agree after reading this so many times and advice given by the EAs who post. BUT anyone in the middle of this where it goes longer than this will need to start realising it could mean the transaction is going nowhere.

    I had a sale me and buyer only which went on for months and eventually buyer pulled out. Hindsight was wonderful but I do blame my EA for not chasing especially when it was becoming very clear I was being messed about.

    Agree totally here. We're being messed about at the moment and cannot get confirmation of a completion date that we have proposed from our buyers buyer. It makes you wonder whether they are going to pull out and I'm beginning to regret taking our property off the market. However, one can only rely on the info you get when the offer is made i.e. what position the buyer is in and how long the chain is. I guess the only advice here is that if you're not at exchange of contracts and completion on a no chain sale/purchase in 6 - 8 weeks, you need to find out why and what the problem is.

    Quickest I bought was 3 weeks from starting the process to completion - I was a cash buyer though no mortgage. With a mortgage I'd say 6-8 weeks would be reasonable assuming no snags.

    i take all cals , that is the firms policy and it gives me a good reputation in this tough market.

    yes, oh how other lawyers give the 'he is on another line' ' he is in a meeting'. Sorry but that is a sign of a crap lawyer, if it is a fob off.

    I will speak to the other lawyer and say, I am without instructions to move frward.

    I dont like calls in a situtation where it should be in writing to be proveable that it was said. Also, conveyancing lawyers are so busy, that emails or letters are the best way to get work off the desk an on to the next. WE are only able to offer such low fee of £500-£700 (compared to surveors and agents) for the 5 or so weeks of work we do, because we do quantity - yet clients think they are your only client.

    There is not much trading of morals, that is too harsh though, most deals are straightforward enough, but clients get emotional and stressed, understandably, and they do not have their expectations managed properly and expect things to be either faster or slower than the norm.
