Our landlord doesn't have a buy to let mortgage

I know for a fact out landlord doesn't have a buy to let mortgage. His and his girlfriend have moved to Australia, and they left their mortgage how it is. Each month we pay money directly into their bank account to cover rent. We do have a contract though that they had written up.
Given the above, would it be safe to say their contract is completely worthless? I assume they're breaking the law?

Not necessarily. They may have consent to let from their mortgage company. There is no requirement to have BTL mortgage.
Failing to have consent to let is not a criminal offence and does not break the law. If it is occuring then it is a breach of their mortgage conditions.0 -

agree with N79, they don't have to have a B2L mortgage.
Is there a reason for asking? you say "would it be safe to say their contract is completely worthless?" which could indicate you are looking for a way out.0 -
Yep, we're hoping to buy a house and want to get out of the contract one way or another.
I'm still rather sure he has no permission re the mortgage, as he told me they're leaving the mortgage as it is until the end of the year, then plan to sort it out when their fixed term ends.
The boiler has never been inspected and does not have a certificate. Also, the other day I found a live electrical connection covered up in the bathroom under the sink!0 -

The contract is not worthless in that it is binding between you and your landlord. However should he be repossessed the contract may not be binding between you and the lender.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
