Can the landlord keep adjusting water temperature?

    Does he pay the electric bill as well? If so do the following

    Continually boil a full kettle
    Buy some 500w spot lamps and leave these on
    Leave all lights, TV etc on

    I guarantee you after the next electic bill he'll be worried about the electic he'll forget the gas.

    I think is he probably monitoring the meters
  • Actually I would differ from the previous poster - this sort of conduct probably does interfere with your right to quiet enjoyment, and as I stated could be construed as harrassment and even illegal eviction if it was a sustained campaign.

    However, give you are almost out of there, I'd just leave. It's not a battle you need to fight.

    sammi.jo you are renting a room of which you have the right to queit enjoyment to, communal areas are just that and the LL can enter them when he wants.

    as you are the only one with the problem concerning the water temperture then its going to be a tough battle as no one else in the house complains - ok they may not be there much but you don't have any backing from them.

    your LL charges you a fixed rate for the room and for access to the utilites as he sees fit as the bill payer, you will again have a tough battle getting him to change.

    As your only 6 weeks away from being able to leave I'd say have a look around and see what else is on offer, hopefully you will find some where for the same money that has a hot shower.

    Ensure you give correct notice to get your deposit back.

    turning down the temperature could be a gas saving act or a way of less wear and tear on a boiler. If a boiler is running at the highest temperature continually the boiler's thermostat is likely to need replacing quicker. Maybe LL has done this before.

    also one of the biggest factors in water temperature is the time of year. at the moment the water coming off the ground pipes is very cold and (if it is a combi) it just doesnt have enough time (seconds) to warm up before it moves around the house. Turning the thermostat up is unlikely to resolve the problem.

    Running the water at a lower pressure means water is drawn slower from the boiler i.e. more time to warm and also drawing cold water off a tap may help.

    The biggest help is warmer weather.
