By turning the water down on the boiler I'm assuming its a gas saving issue rather than water - so who pays the gas bill?
How many share the house and how long have you been there?
How long is your tenancy agreement and do you want to stay on after that date?
The shower is your main issue so maybe you could ask the LL to comprise at half way between his and your ideals?
As for washing up you could just boil the kettle and add the water to the luke warm tap water.0 -

The landlord lives next door but one to me, and he was physically IN the bathroom when all this was happening.
He pays the gas bill, but this is about temperature; it's one of those boilers that heats up water as you go along, I haven't noticed any water tank.
The point of the matter is, if there's hot water available, why SHOULD I have to boil a kettle to wash up or have a bath? I accepted this house on the grounds that it was a) warm and b) had hot water. There is nothing on the contract that says there is a limit to the heat of water that you can have.
It's really winding me up when I come in from college, go to get a shower and find that it's lukewarm.

Not immediately no. We can probably help you, but we need to know what you want out of this situation, what you want to avoid, and specifically what is motivating the LL (you have been less than clear about this).
I still don't understand how this is a temperature problem. Is this just a matter of opinion or is something else going on?

My AST ends in mid-April, but it is literally based on the water temperature. I don't like cold showers (especially as I use the tube every day) and the other tenants are never in.
I want to get a solution to the temperature thing. I'm pretty sure he's breaking the 'covenant of quiet enjoyment' part of the contract, but I have no idea how to tell him this.:beer: A student and debt-free since March 2011! :beer:0 -
Just to clarify.
He has turned the water temperature down, in order to keep gas bills low.
It is in his interests to do this because he pays the gas bills, not the tenants.
You are not getting enough hot water to have a shower because the water temperature is too low.
You want to know:
1. Can he do this and not be in breach of the contract with you?
2. Even if he is in breach of contract, is there really anything practical you can do to stop it?
My guess is that this is nothing to do with quiet enjoyment, more to do with whether you are getting the facilities you thought you were getting for a fixed payment. And my considered opinion is that although you probably have a reasonable argument, there is very little chance it will get you anywhere. He is allowed in those parts of the house and your tenancy is nearly over.

I used to have this - he used to turn it down whilst I was at work. I worked in construction so I did need to be cleaned down every night.
I solved it by turning the tap on full, for about a minute, then turning the tap down slightly....it reduces the water pressure and the water gets hotter.
Try it and see if it works. I'm not promising anything - and it was quite a while back; but it worked for me. Possibly works better on a bath than a shower.0
