    Hamish is phenomenally selective in respect of his posting, as well as what he responds to. Generally, he won't reply where he is in the wrong.

  • well, it's 1230hrs now - some 27 hours after the OP - and hamish still hasn't replied.
    he's certainly not alone in posting misleading, distorted info here but nobody does it better!

    A house in my street sold for £188K in May 2008 and is now on the market for £180K fixed after being updated by the present owner. Next door, same design sold for £176,250 last August.

    In Central Scotland house prices have definitely dropped during the last 6 months. A detached 3 bedroom house on the market for £130000 is an example. Bungalows seem to be the only type of property that's selling well and above the asking price.

    They use quarterly figures which helps to remove the noise. Comparing Q4 2008 to Q4 2009 prices rose by only 1.3% in Scotland and 2.0% in Aberdeen. With inflation well above 2% this represents a drop in prices in real terms.

    I'm a bit confused as it doesn't quite fit with this.

    So in real terms, would the average property be more expensive to buy now than a year ago?

    The answer is yes as they would actually have to pay 1.3% more or 2.0% more in Aberdeen than they did last year.
    In actual monetary terms, this means an extra £2,000 - £3,600

    If you look on a wider scal, prices are pretty stagnant at very near peak.
    no crash and no rampant HPI.

    I think ISTL is correct there isn't a great deal of movement either way, makes the next 6 months even more interesting ;)
