Thats correct if it is empty and unfurnished then you will be able to get a six month exemption from council tax and then at least a single persons rate after that, and maybe more depending on your LA.
I suspect that the six months will have been eaten into substantially by the refurbishment time.0 -

I acknowledge that an AST can be for any length of time but I believe that where there is no AST the implied minimum term would be six months and it sounded to me like the OP was being encouraged to consider letting a pal stay there until the property was sold and therefore no AST would be issued and agreed.

At one stage I was the 2nd most senior member on Landlordzone, so without blowing my own trumpet, I think I qualify
There would be no implied minimum term, the contract would automatically become periodic if there is no valid written or oral contract in place with an agreed term in place.
Although for the life of me, I can't see why a LL would bother with any thing less than six months anyway.0 -

That's not an option really. I am the sole beneficiary of the property but a chunk is to go to my brother. We both need the money to be honest so we need to sell it.
As it was my Mum's I don't think I would be able to live there anyway.0 -

Not necessarily. I suggest you have a trawl thought the threads on the Old-Style Moneysaving part of this forum and pick up some moneysaving cooking and housekeeping tips. There's thread over there about meals for something like 60p a head.0 -
If you furnish it somehow, even if you use your furniture you will be entitled to a 10% discount, not sure this is worth it.
Why can't your brother pay half?? £50 until sold is nothing compared to the benefit. Also if you are sole benficiary why does he get something?0 -
