No offence BUT..
They stated originally about you having excess amounts of clothing then they say you have 'too much stuff which is becoming a fire hazard'
Now,it's obvious nobody has been through your wardrobe.
It's obvious that they wouldn't know what on earth was in the boxes in your spare room.
Would they even know about boxes 'piled neatly' in your spare room?
That leaves me thinking you have large amounts of clothing laying around the flat in clear view of anyone who goes in there ie a complete mess.I don't think it's boxes they are complaining aboutIf women are birds and freedom is flight are trapped women Dodos?0 -
I was just trying to give perspective from the other side, if I got indication that a business was being run, whether or not it actually was and after various other issues which have obviously taken place I would issue notice and get a new tenant.
Chaning any locks will only reinforce this. I just think it that there are issues on both sides so for both it would be better to start again rather than drag this out.
I agree with what you say about lock changing.
what happened to being amicable?Forcing your own point just makes you look like a pain in the butt and who wants a pain in the butt?
Personally I would allow them in if there is nothing to hide.As a landlord I would be more concerned if you refused as it would look like something was being hidden.It's hardly going to cause you major distress having someone come to your flat is it?Especially on behalf of the actual owner!!!

You can change the locks and refuse entry. If you do, you may wish to start looking for somewhere else to rent for when your tenancy ends as they may decide to 'let you go'. It wouldn't be fair but if half of what you say is true, it is a possibility.
The mature way to deal with this is to let them do their inspection, answer any questions that you feel comfortable with. Keep records of your conversations and follow them up with a letter or email summarising the salient points. If they end your tenancy, speak to a solicitor regarding harrassment.

There is a difference between changing the locks and not allowing them in. Since they've indicated they might come round anytime, and given the history, I would not want them in the property in my absence if I were the OP.
OP should protect self by changing locks, but whether to agree to a (planned/agreed) visit is a totally separate issue.0 -

And??? Your point is??? It's nobody's business how the OP chooses to live or if the flat is "a complete mess" as long as it isn't a vermin-infested health hazard. Even if every surface is covered in clothing that's got nothing to do with the Landlord!0 -

ignore them, you will not be in breach of a covenant against business use if you have sold 12 items on ebay! absolute nonsense, and the question is are the Letting Agents guilty of harrassment, and the Landlord indirevtly of breach of quiet enjoyment.
Tread carefully letting agents.
I would certianly send a letter to the Press as their argument is absurd (if you have reported the facts to us correctly about your innocent ebay sales)My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

If I was the landlord and I was messed around with locks being changed refusal of inspection then this is a clear admission of guilt. If you have nothing to hide then let them in. If there were still clothes everywhere then this will still look odd so I would issue notice. Once relationships have broken down why waste time fighting, it's not your house so unless you are tidy and are looking after the place and do not change the locks and do let them in for an inspection. Start packing.0

It is the OP's home while they are paying rent on the place. Refusing to allow an inspection - after Letting Agent have been trying it on - is not an 'admission of guilt'. It may annoy them, but the OP is quite within their rights. If you don't want to be issued notice, it might be a good idea to agree a when the OP can be there - but tbh it sounds like it would be no great loss if they did issue notice, anyway.
It would be useful to know if there is any time left to run on the AST, or if it is a rolling contract. If you're not tied into a contract, the Landlord may issue notice. If they issue notice because there are tidy boxes of clothes in a spare room then they're an idiot - but they're within their rights to do so.
I don't see any need to telling the Agent/Landlord if you're changing the lock barrels. After all, the only likely way they would find out about this is they tried to illegally enter your home - which is never going to happen, of courseOnly other issue this might cause is if they need access in an emergency - which seems unlikely.

You're meant to keep the property tidy inside and up to standard.Mess is not tidy.If you have clothes chucked all over the place what else is there?Doesn't show any pride or taking care.and if it's blocking entry to things then it can become a hazard.If women are birds and freedom is flight are trapped women Dodos?0
