landlord saying I cant ebay from flat?? help!

I have just received a letter from the letting agency saying it has been reported to them that I am running a business from my rented flat and that this breaches the tenacy agreement? It is a looooong story but the letting agency have been really bad over the last few years and the council have finally become involved and they (letting agents) are really annoyed about having to make a series of compulsary improvements.
I feel that because of this they are looking for reasons to cause problems for the tenants and are saying I am running a business from my home due to me selling some items on ebay? Surely this isnt right? I do NOT have an ebay shop and have sold about 12 items (if that) this year, all low value.
They commented they have noticed that I have a large amount of clothes in the flat (which I do I am a self confessed shopaholic and hoarder) and admit to having excessive clothing but surely this is none of their business either?? It is either boxed, in wardrobes or on shelves so its not as if it blocking any fire escapes etc? They are saying they will do an adhoc inspection to confirm these allegations within the next two weeks do they have the right to do this?
Can anyone please advise? thanks

what does it say on your contract? I know on mine it says landlords can only come around for essential repairs, to show people round who want to rent it after us and for any problems, but they need to give you 24 hours notice.:T:T :beer: :beer::beer::beer: to the lil one

If he is suggesting you are running a business does that mean you need to declare profits, earnings etc to the tax man?? Does that incriminate everyone on ebay?

Do you buy on goods to resell?
If so - you are a business. Although the point of this being used a business premises could be argued - i.e. if you work from home, does that mean your home is a "business premises"? not really.
If you just sell old goods etc you have not bought with the intention of reselling:

There is a good chance the letting agents are correct in that you are not allowed to run a business from the flat, it will either be in your tenancy agreement or in the long lease or both. hi thanks for all the replys so far. I dont buy to resell intentionally I am just slowly clearing out a massive amount of clothes etc that I have bought for myself over the years. I think they are just trying to cause trouble as they have had to finally fix things that Ive been asking them to sort for years now
