Planning Permission ??

I need to re roof my garage roof as it is leaking.
It is covered with asbestos cement sheets.
I intend to re cover the roof WITHOUT removing OR doing ANYTHING with the asbestos cement sheeting.
I intend using dark green box profile metal sheeting
My house is in a Conservation area.
Can anybody tell me if I need Planning Permission to re cover the roof ?????
I am a Money Saver & don't intend paying my local council £30 for the pleasure of finding out if I need permission.
P.S
I don't think I do..........anybody think different ???

    they all seem to have different rules.
    even a color change might be a problem in some areas.

    I can't find an answer on the planning dept website....which hardly suprising....I suppose they want their £30 quid to tell me the answer rather than me find it for nowt.
  • If you were just replacing the roof, then it would be deemed maintenance, and thus no permission would be required.

    If your new sheets merely cover the existing ie the profile just sits in the existing sheet profile, then again it would be deemed just a "coating" and so no permission required

    But if you plan to alter the roof by increasing the height to fix the battens and sheets together with different edge treatment, then this could be deemed "operational development" and therefore would require permission.

    In practical terms, the planners should take a pragmatic approach and should not require an application if the new cover does not significantly alter the appearance of the garage (except for the obvious new colour)

    Rules for conservation areas are national, and do not differ. Interpretation of the rules may differ by area though, but should not.

    When enclosing/covering asbestos products, you should put some warning signs in a suitable location to warn future owners/users that there is asbestos present.

    Just going to re cover the existing, no increase in height etc.
    The original asbestos cement sheets can be seen from the underside.

    i would just do it anyways. as its dark green i wouldnt forsee any problems with the local council jobsworths.

    I have looked on the local council planning website but cannot find a clear cut answer. Its all a bit vague.......

    When you sell your house be sure to inform the purchaser that you have asbestos on the property.

    You wouldn't want anyone getting cancer would you.

  • I did say that it was ASBESTO CEMENT sheeting......that is completely diffeerent to the cancer causing asbestos used for insulation and pipe lagging.
    Next time you are out and about have a look at some of the farm buildings.....95% of them built in the last 40 years are covered with asbestos sheeting........
    Thats what you pay a surveyor for............to point out potential problems
