So.....
Over a statistical, 12 month period. December 08 to December 09, average house prices in Aberdeen increased by a whopping £899. I make that around 0.5% increase over the year very roughly.
HOWEVER!! If you completely ignore December, and call 11 months a year, indeed, you can show that house prices rose over this "11 month year" by £23,288.
What a difference a month can make. I've honestly wondered about why you have ignored december for a while.

Well to be fair, inflation hasn't been an average 3%.
Probably 2% or something like that, but can't be bothered to calculate it.
No point in me highlighting a descrepency in hamish's figures if I'm then going to account for an average inflation that's not real!0 -

Yes, but you can't exclude the months between Jan - Jan. Would be disingenuous, which is what I'm currently pulling Hamish up on.
