First Offer on house with 1 hour - do we accept?

Our house has just gone on the market, the ink wasn't even dry on the estate agents contacts when he got a potenial viewer round to see our house. This is the first person to see the house, it hasn't even been on the market 1 hour, and she has offered us the full asking price, but wants us to remove it from the market.
What do we do, as this lady is now going on holiday for 1 week, we have been told that her house is on the market and she has just had a low offer on her house, but is trying to get the offer raised.
Do we accept her conditoinst, or can we keep the house on the market to see what other offers come in and if sop what do we tell her?
Any advice?

I'd be inclined to leave on the market until someone is in a position to proceed.A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effort

We offered on our house on the first day of viewings, they declined to accept our offer as they wanted to get closer to the asking price.
3 months later we went back and offered the same price again as they had recieved no other offers. I think it is easy to be confident in the current market as down in the SE there seem to be more buyers than houses coming on the market, but there tends to be a flush of interest in the first weekend of viewings on a fresh property and then after that it can get a bit stale.0 -
keep it on market, dont be spooked into agreeing with the agent and the potential buyer, whos to say she will see it through,and you may get a cash buyer or a bidding war!!!ooohhh what fun,You're not drunk if you can lie on the floor without holding on0

Keep it on the market until you get someone able to proceed.
She might not get her offer on her house raised and may not get any other offers for months.0 -
I agree ... I would only take the property off the market if the offer came from someone who was ready to go ahead right away.
If you take it off the market and she takes months to sell her property, you're stuck!Warning ..... I'm a peri-menopausal axe-wielding maniac

Hi BlueFusion - having been on the other end of the fence, if you want to accept her offer please do remove it from the market. After all, she then has peace of mind and so do you. She io clearly very eager to have made the offer so fast and the property must be very desirable.
At the end of the day, if after her holiday nothing comes of it, you can immediately start showing the property to others. As it is clearly desirable, you will have no probs selling I'm sure.

I'm with the others on this, don't take it off the market till you get an offer from somebody who is proceedable. Somebody who hasn't yet got a buyer for their house is in no bargaining position.
If she is really interested in your house & it's still available when she finds a buyer then she can ask you to stop marketing it if her offer is still acceptable.The bigger the bargain, the better I feel.

Your estate agent should be advising you to decline offer, keep on market until she is proceedable, she is going on holiday for a week anyway so very little that she can do.
Remember your EA should be acting in your best interestsMy home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

Only accept an offer from a buyer who is in a closed chain, the property comes of the market when you have the buyers solicitors details & confirmation that they can get funds to purchase.0

I made the mistake of accepting the first offer than came along - though in my case the estate agent told me she was a cash buyer and they had checked her out. The sale did go through - but took a long time. In fairness it may not have been the buyers problem as I think their solictor was dragging their heels.... But on reflection I would have done what a poster above suggested - non-refundable deposit with a deadline to complete. The english system does annoy me that the buyer and seller can pull out at any time. Why should the property go off the market before any money has changed hands?0
