I would be a bit worried if they are being that petty about taking fire and aerial out what else are they going to do?

I'd take a bag of lightbulbs if you do buy the property!

Fireplace, once they've paid for it to be removed, capped and the hole/skirting filled and painted. They'd be lucky to have £100 in their pocket if they sold the second hand fireplace.

Also, if the carpet's listed, you'd want a new one to cover the gap where the fireplace was!

Ariel - Not worth a tenner used. No chance I'd risk my neck climbing a ladder to get it removed. Tell them your better off paying for Sky as you'd effectively be getting £10 a month off your subscription.

I'd call their bluff and say you need to reduce the offer.

Err if you want to be picky then an upgraded higher bandwith aerial to recieve the new digital channels if your existing analogue aerial doesn't get a decent picture.

Commonly referred to as a Digital aerial - costs slightly more than an analogue aerial ;)

I say I Hoover the house too although I actually have a Dyson.

No, thats simply not the case, a wideband aerial does not equal a "digital" aerial, and if people are referring to them as that they are simply wrong.
and you will not be upgrading to a "higher" bandwidth to get a decent picture maybe you are referring to getting an aerial with a higher gain? even then high gain does not equal "digital".

The bandwidth, gain or grouping has nothing what so ever to do with digital V analogue, and nor does anything else, you are receiving an signal at a set frequency, the aerial doesn't know and couldn't care less what that signal consist of.

I wonder if people ever sold "black and white" or "colour" aerials back in the day.

How about a HD aerial: Utter Utter nonsense

  • Make sure you revisit to "measure up" before you exchange contract, having familiarised yourself with the fixtures and fittings list.

I would call their bluff as they are out of order.

What next....maybe Doors are fittings? Maybe the bath goes too?

Idiot vendor. Why jepordise a sale for a fireplace?
Go round the green binbags. Turn right at the mouldy George Elliot, forward, forward, and turn left....at the dead badger

YAWN - the point is the seller has paid for an upgraded aerial - sold to her and others like myself who are only concerned about getting a picture on the telly as a digital aerial. I am not interested in geting into a nerdy conversation about aerials as its nothing to do with the OP's dilemma. Its hardly brain surgery we are talking is it?

Perhaps all you aerial obsessives will be emailing working lunch to admonish them on the use of the term digital versus analogue aerials on their tv programme this lunchtime?

By the way those of us old enough to remember black and white to colour TV aerials did have to get a new aerial and some people made a lot of money out of it........ ;)

Sorry but if things get boring when you are wrong, then probably best not to start attempting to correct people with misinformation.

You were already miss-sold at a higher price a "digital" aerial and it is important miss-information is corrected to stop others being ripped off, as they currently are, as you were also victim of this I am surprised at your tone.

Good luck with your move OP.

If the fire was referred to in the EA's descroption and and/or listed in the HIPs pack then I think she'd have to leave it.

I think I would have asked at the time if she was leaving it.

Now I have discovered I have been a 'victim' of mis-selling to the tune of £20 3 years ago of which before this thread I was blissfully unaware, I am going to console myself with a nice piece of Toblerone.

    For that reason I'm ooot.
