    I would be a bit worried if they are being that petty about taking fire and aerial out what else are they going to do?

Or tell her the price includes the aerial and fire as it was there on the first visit - is the fire listed in the particulars?

    Err yes there is they are slightly more expensive than the normal analogue ones. I had one fitted a few years ago and even then it came to less than £100 inlucing the aerial and the fitter fixing it onto the chimney. I would not pay anything for the aerial and would dispute the gas fire. Whats mentioned in the brochure / fixtures and fittings form?

    Plus I would ask if she does remove the fire that you can get a copy of the removal invoice from the Gas safe fitter before exchange and knock the cost of having to have a new fire fitted off your offer.

    There is no such thing as a digital aerial,as for the fire tell her you don't want it and to make good any mess due to removing these items,RIPOFF.

    My SiL had a similar try-on.

    After her bid was accepted, she went to measure up for carpets etc.
    Vendor says would you be interested in TV?
    How much?
    £1800

    I was thinking that - the cost of these things is usually in the fitting, not the actual aerial (unless this is a very unusual aerial). Personally, I wouldn't bother with the hassle of getting up on a roof just to take an aerial (you'll note that aerials are always put on roofs with no protection at all - they don't exactly get nicked often, though)!

    I wouldn't pay for an aerial - I'd expect it to be included. At this point in the sale, either party is free to renegotiate - the seller could just decide she wants £120 more on the sale price. Still, though, charging for an aerial :eek:

    One thing you could speak to your solicitor about is whether paying so much for these things will create an issue with stamp duty. That may open a can of worms best left closed, though.
  • Have you received the fixtures and fittings list yet? If either items are listed on it then they are already included in the deal as this makes up part of the contract. That said though up until exchange there is nothing to stop the seller from trying to renegotiate (as can you).

    the fire is a fixture and fitting which should not be removed, even if she does take it the cost of getting someone in to take it out and make good will be a goodly amount.

    no such thing as a digital arial - as was proved on rogue traders this week.

    i would ring your solicitor ASAP. she sounds a right one

    I was in currys the other week looking at aerials, there was an aerial on the shelf where it had 50% off fitting (usually £100). The price of the aerial was £55.

    So that makes it £105 for the aerial supplied and fitted from a big company. Im sure a guy from the yellow pages can under-cut this.

    No to the aerial, no to the fire..

    I think that's AWFUL. They've waited until the last minute to do this to put you in an impossible position! I have a WALL HUNG fire (lifts off two screws) but bc my EA put it in the brochure and mentioned it I have decided to leave it instead of take it so as not to upset my buyer!

    Tell them you made the offer to include the fixtures, as is normal. Look at the fixtures and fittings form they completed- have they ticked they are leaving the fire on this? If it were me, I would tell them you are disappointed they are taking the fire but you agree to this (assuming they get the gas capped off by a gas safe engineer) but you anticipate they will be reducing the purchase price accordingly (ie by £700, as they have stated the value of the fire to be). Get your SOLICITOR to do this. The fire is NOT worth £700 second hand. And either way, it is a permanent fixture and it would not be normal for them to remove this in the same way you would a bed etc.
