Resonable number of visits to show the house

Two things I can think of :-

You may not be asked to leave the new buyer may want you as tenants, so why wind them up too? They may end up being better landlords.

Local Landlords often know each other - if you cause a fuss and "create problems" other local landlords may not want you in their properties.

The best thing to do is sit down and talk with the landlord and work things out that suit both of you. Explain your problems with access and maybe arrange visits for evenings (when most people are available).

I don't know what is going to happen when/if the house gets sold.
Even it was, that doesn't mean I have to endure violations of my privacy in the meantime, if I am not supposed to be enduring them by law.

I won't be discouraged by this.
Stating my rights is not "creating problems", and if someone interprets it that way, then it's their problem, not mine. I'm not impressed/concerned with local landlords (?) chatting about me if I act lawfully.

"Most" is still not exactly like everybody. It can happen that we are all at home, but I don't see why "I" should be organising such a meeting with all the joint tenants? Shouldn't be the landlord who has to organise these, contacting each joint tenant?

Note I am obviously goiing to talk and solve things amicably, but wanted to get a feeling of what my rights are before starting the discussion.

Then why not ask he makes the 12 - 5pm slot on a Saturday so you can all be at home?
Why should we *all* be home every Saturday from now on? This is just unworkable, people work on saturdays as well, sleep or simply do nothing, "their business" basically.
What about the locks in each of the rooms? It would be fine if he only needed access to communal areas though, as we only need one person to be home.

I think 'reasonable' will be the amount of viewings it takes to sell. He has no control over whether these people put in an offer after all.
Yes but what is the ferquency of the visits?
So, according to your reasoning, if he has 20 people wanting to see the house every day that would be ok until he finds someone who puts in an offer? It is the _frequency_ and _length_ I am most concerned about, to a lesser extent, the total number.

I really sympathise - I was in the same situation myself a few months back. There was no easy way of resolving it, without aggravating the landlord (which might have reduced our chances of getting our full deposit back).

In the end, we handed our notice in and left, because we knew we were going to have to leave at some point anyway, and quite frankly there was so much wrong with the house that we imagined it was going to be on the market for months and months and we couldn't handle all the hassle.
That's exactly what I am thinking of, enduring all these visits... I want to carry on with my life, this is not my business.

That's why I don't care about bitter feelings, if he doesn't understand my reasons. I will just keep the door shut andwait for him to give me a notice; I can then start looking for another place, but in the meantime at least I will live normally.

is this likely to be just a change off landlord or will you have to move .
If its a change off landlord well why fight it .
    We basically don't know.

This landlord has already told us various times in the last three years that there would have been major works to the house (or that he was about to sell to a friend) and we would have had to move, only for later asking if we wanted to stay more etc. It's been going on like this for 3 years.

But we didn't get all these visits before, that's why that changes perspective now. We can put up with him being unreliable, absent, also infringing our privacy at times, but not with having to stay home for visits, having strangers going into rooms etc. This is different.
