How long does it take to register 'unregistered land'

I am waiting for a very small piece of land to be registered. It is currently unregistered and an application has gone in to land registry with all the relevant paperwork to have this registered. Does anyone know how long Land Registry usually take to do this sort of thing. Thanks

  • They are very quick these days. First registration might take a couple of weeks - could be quicker - but could be longer if they need to go out and inspect the land.

    I had to do a First Registration and that took about 2 months from start to finish, including posting forms to me, me completing and returning, payments being cashed etc.

    Why not ring the Land registry and ask! If they've received the application they'll be able to judge its complexity and give an estimate.
  • I've just found out that a surveyor will need to go out to look at the piece of land referred to in my original quote. This will of course slow things down and I'm not sure anyone can really give me an answer but I'm trying to find out how long this might take.

    I can't phone Land Registry direct because the application for this piece of land wasn't put in by me, it was put in by the vendors of the property I'm in the process of buying. I'm keen to get this solved asap because I'm worried the delay will cause people to drop out of the chain.

    We got the keys to our house on 30th November 2007, we had our offer accepted on April 21st! The delay was due in part to finding out the land the house sat on was unregistered but then we also had awkward vendors (one lived in London the other in Norfolk and they only did post - 07 was the year of postal strikes :( ...) hopefully yours will go through much quicker!

    Thanks for your reply. Your timescale is scary, but glad you got there in the end. I hope it won't take as long as yours. Our vendors are very pro active so fingers crossed we'll get it resolved reasonably quickly. I think in our case we are just waiting on land registry rather than anything else.
  • Usually first registrations are completed the day they are received BUT in practice this isn't always the case. There are often requisitions to solicitors etc for further documents to be lodged, discrepancies between deeds to be sorted, insufficient fees lodged etc. It also depends on the complexity of the mapping of the land in question.

    As far as surveys are concerned - do you know if the survey is being done by Land Registry or the O.S.? Either way I THINK this would only add an extra week or so onto completion of the application. Depending on what they find it could result in further correspondence between your solicitor & LR though.
  • Hi Moonface, Thank you for your reply. I'm not sure who's doing the survey whether it is OS or LR. I've phoned the vendors estate agent and they are trying to find out when the survey is being carried out. If it only adds an extra week or two then that wouldn't be a huge problem, providing it doesn't result in a load more correspondence
  • I decided to take a chance and ring land registry to find out what was happening with this, the application for the land to be registered isn't in my name so I knew I wouldn't get told much.

    What I have been told is that the application has been completed! What does this mean and how long before my vendors solicitor gets the paperwork through from land registry?
  • How long it takes Land Registry to send new title information document to owner's solicitors and for them to send it on to your solicitors. A few days.
