Someone wants to buy a small chunk of my garden

Hi there,
sorry if this is in the wrong forum, wasn't too sure where to put it.
On Saturday one of my neighbours, well the guy who lives in the house on the back of my garden, knocked on my door and showed me some plans he has for his new extension.
He asked me if i would be willing to sell him 6 square foot right at the back of the garden in order to make his building work for his extension easier. I don't see too much of an issue with this since the bit he;s taking is a sharp corner which i can;'t really do much with and was planning on putting a shed in that area anyway (it probably would have been a dead space behind it).
My question is this, how do i find out how much the land would cost to sell. as in, it's price per meter or per foot? Where do i get this information from?
I don't mind selling since i have no use for it but at the same time i don't want to get robbed or taken advantage of and i could def use the money
Any help would be appreciated

From what you are saying, the land has no value to you, and some value to your neighbour. Therefore;
1 - You should insist the neighbour pays all your legal costs
2 - Decide on a price, maybe decide on something tangible that you want or a specific holiday, and set the price at that.
3 - If that is too much for your neighbour, then either you don't sell, or you reduce your price. That is up to you.
4 - Instead of setting a price, how about getting something in his deeds limiting him to only building on his land with your consent, so that he doesn't build a 10 storey building on the land you have just sold him. Then sell him the land for a peppercorn.
5 - Be imaginative.0 -
He mentioned that all legal costs as well as fence moving costs would be covered by him and that the extension would be limited to one storey as his planning drawings showed.0

I suppose the price depends upon the area you live in, and if planning permission is already been given it's a lot more. Have a read of this,

If the land is just needed for access during the building I would just let him use during the building making sure he puts back fences etc. when he has finished.0

You could just get him to make you an offer you cannot refuse. As it is him that wants to buy, the ball is in his court. As has been suggested, make sure that you have absolutely no expense at all in the sale.I can afford anything that I want.

If it's your land and you're selling, then you can ask anything you like. An estate agent in the area might be able to give you a rough price for land in your area. But really, you don't have to sell to him unless the price suits you, so you hold all the cards. Don't feel you have to sell to him for a knock down price because it's an awkward area for you.
I would definitely be inclined to tell him to kick things off by making an offer. He's unlikely to offer you something insulting if he really wants the ground.0 -

The intrinsic value of 6 sqft of land in a back garden not providing access is prolly less than a tenner! So the chances of getting a fancy holiday out of it are pretty minimal. You need to be reasonable with your requested price methinks.
