Stick to it and you might just get it for £310k
If not and you really want the property, then go in at say £312k and say thats all you can stretch too???0 -

I am surprised by lack of offers on this property as it's definitely worth 310-320K. Hope I get it in 310K.
I would have said "i've thought about it, and we were going over the top at £310k, and we can only really afford £290k. So £290k is the offer."
Play the EA at their own game. Clearly there was no other offer!0 -
There may well have been another offer, a week is a long time to wait to tell the 'only' interested party that the property was re-available. The OP could have gone and offered on something else in the meantime. If it had been a day or two then I would doubt the existence of another buyer but a week is risking it.0

Whenever I come back to read these forums I am often astounded at the display of naivety.
I can't stress this enough ... ignore the asking price: it is a flag flying exercise based on yesterdays market.
Read through the House Buying advice at the top of the forum page. Factor in rising interest rates around the world and a worsening economic outlook and reduce your offer price.
If you are not embarrassed by your offer it is too high. Grow some balls.0 -
Is this a commom rant you post everwhere? Did you even bother to look at the posts? Well not all first time buyers are as stupid as you think.
I get the Land registery prices and plans for all the properties I am interested in. And, I actually work in the financial market. And, surely you can't be sure about the economy. You are just a bear from what I can see. Appreciate if you stay away from common rants and focus on the post.
Still no deal for me as I am still stuck at 310K and I think it's a very good price for this property.0 -

Personally, I think Property Magante fails to make the difference between a buyer buying a home and someone buying an investment property. Someone looking to buy a home will view a property with a different outlook & emotions, while an investor will be using a calculator.
I viewed an investment property last week, I feel no attachment to it, the figures for me are too tight at present, I,m going to wait to see if it sells or stays on the market for a few months which may allow me to put in a lower offer.0
