    When considering an offer it doesn't always come down to money, position can play a key factor for many vendors. The agent shouldn't be discussing the other offer with you, IMO. It is his job to get the best price from the best buyer, for his vendor.

    The ea is playing you. Stick to your offer, be prepared to walk away and DON'T under ANY circumstances meet with their financial advisor.

    My mother bought a house this week - an empty house, last owner died - at massively under the asking price.

    We carried out the survey as she looked round, and while the EA stood there waiting. By the time we were on the drive we had a long list of what was wrong and reasonable figures of what needed to be spent. Mother made a cash offer there and then - the EA rang later (after speaking to the seller) and asked if she could increase her offer - she did - by £2K. The EA then asked for proof of funds - we sent this by fax. Job done.

    The trick seems to be to remove the two stumbling blocks - the survey and the funds. If you really want this house then you might consider sending in a surveyor at this point. - Then have the finance fully sorted.

    Sorry you post doesn't look like an answer to my problem. Looks like your mom paid 2K (even more as she didn't wait for any other offer) for the property, as she could have got it in first offer itself.
    This property is not a run-down under the market or something. It's a nice property in a good location. But, I am just making sure I pay what it's worth. No more than that.

    A house, like anything else, is worth as much as someone is willing to pay for it. Technically you can never pay too much as "someone one is willing to pay that much" - ie you.

    Update: Got a call today from EA. He says the other offer of 316K fell through and seller would still accept 314K from us. Told him that 310K offer was not negotiable. So, it does look like he was bluffing. Glad we stuck to it.
    I am surprised by lack of offers on this property as it's definitely worth 310-320K. Hope I get it in 310K.
