  • Good luck, and remember it is still a buyers market so, as long as geniuine, dont feel shy about putting in a low offer. It seems you have done your homework on prices in the area and if it will be your home for years, go for it if you like it!

Have a go at calculating what borrowing each £1000 over 25 years will actually cost you. That should help focus your husband's mind at starting with a low offer. ;)

  • I live in a house pretty much identical to that in different area of the country.....1960-70's unattractive to look at from the front, really steep back garden. Even steeper than the one your looking at... Even a nearly identical layout inside.
We were worried that the steepness would put people off in the future, but houses on our road sell like hotcakes, even now. because although ugly to look at at... ie. no period features that people so like, but its in a really nice area, and the house is a good size, and a lot cheaper than the surrounding victorian houses.
The other bonus is they are fairly newish houses in house years, and in ours there wasnt a lot wrong.
If its the right price and a nice area someone else will always be willing to buy it...

First offer put in today and declined, EA told us the vendors are looking at nearer to the asking price, should we offer £5000 or £2500 more? We are thinking to wait a few days and ring again with a higher offer, but not close to the asking price
  • I'd offer a grand more. Let them sweat

Leave it a few days. Preferably let them ring you. The see if you can get out of the agent how near "near" is, and offer a bit below that.

IIRC my friends parents not long moved out of a house down Chapman Avenue. Only seen it from the outside but is identical to the link you got there. They had their sale pushed through really quickly so guess if you prepared to buy it with that garden it is more then likely others will do to :)
    Work in progress.

It doesn't have to be 3 bedrooms. We have seen 2 bedrooms ones with small garden as well and priced more than this one.

Unfortunately it has to be around 3 miles away from Bearsted as my husband works there and doesn't drive, so he'll have to cycle, so Lenham, ditton, etc is not even an option

Hope he isn't riding up/down willington street? would be a nightmare on a bike! lol
    Work in progress.

The thing is that we're not in a rush to buy at all, so if they won't accept what we can offer then we'll have to move on and look for another one :)
