    just like to quickly thank people who have posted valuable information which I will try my best to take on board and put into pratice.

    To the rest namely 'vigilant' next time you see me post, please just walk on by. I have at no point stated I am brilliant with my money, and have made points to be the exact opposite. I am here for advice not to be told what I have done wrong in the past, you obviously find great joy in pointing out peoples flaws (using the bold hightlights) and I just pitty your sad pathetic life for it

    -Andy- again apologises if I offended you with the dissability comment. I can assure you I was talking about people who claim dissablities for no reason, the type you see filmed playing golf, swimming on holiday etc, whilst off work taking benefits. You have read this wrong and are now changing it on your own view point of what you thought i meant!!!

    Your only option is a) earn more b) spend less c) hammer the mortgage payments.

    Good luck it'll be damn tough but you can do it, you just have to really stick at it, half hearted measures won't do.

    Just PLEASE don't take out any more loans or get into anymore debt... thats what got you into this mess in the first place.

    If you have a mortgage on your proprerty - as you do with Northern Rock - then you have to ask your mortgage lender for their permission to rent out the property.

    It's isn't realy your own property until you have paid off all the mortgage and the secured loans on the property.
