unfortunately we were hoping to be able to borrow more to achieve a detached house this is not possible as we require a 30 % deposit and secondly all the 3 bed detached houses we have viewed are so small 1930`s style all very simlar tiny bathroom and 3rd box room....
this semi was alot bigger so we weighed up the size agaist the shared walls.....
but you are right with the ruled by heart comment the sale of my flat is well under way and it seems that there is not alot available for our budget,really feel under pressure to find something...0 -
Please ensure that your third viewing is after 6pm so you should be able to tell whether there's a lot of noise coming from next door. If there's a family with a deaf granny with the TV turned up on full volume or teenage kids running up and down the stairs like bull elephants you should soon know.0

I wouldn’t hesitate to knock on the door or at the very least put a note through telling the vendor of your frustration dealing with the agents.
If you get in ask the vendor directly if they have received your offers I know the agents are “bound by law” to put all offers to the vendor but I don’t trust them an inch.
Many years ago I found myself in the same situation as you ,I put in various increased offers and the agent kept knocking me back.
I knew my offers were fair ones and I decided to knock on the vendors door they welcomed me in said they had not received any of my offers and accepted the figure I gave them.
The following day I had the agent on the phone going ballistic demanding I pay a deposit to him to show I had the money and was serious I told him to get stuffed and that the deposit was already with my solicitors pending exchange of contracts.
I had agreed this with the vendor the previous night.
I found out latter that the agent had been trying to get the house for a friend of his for a reduced price.
The way you are being messed about is a disgrace you are the man with the money they should respect that.0
