            Too pricey - simple as. Ad also is an opinion and no real details of room dimensions (or not that I could easily find)0

            On the floor plan, you may want to indicate the square footage and dimension of each room, else people may look at the pictures and plan, and be disappointed when visiting the flat (and therefore wasting your time in visits).0

OK, but usually, that's also displayed on the floor plan, along with the total square footage. The more information you provide on the listing, the less you will be bothered by people visiting for the wrong reasons...0 -

            A year, but forgot to say, had one offer after five viewings, had several offers, three buyers pulled out.......twas a bit of a saga! Keep with it OP, you will get there!Pawpurrs x

Thanks to everyone for their comments but I wasn't try to get more advice and blantantly ignoring the old suggestions - some of which I took on. I was only curious as to how many viewings everyone has had - 100 is now the record.0
