How many viewings have you had without any offers?

                    I am not even going to say the amount of viewings I have had in the last 4 months - it shows a level of interest to say the least (and there are no hidden surprises) - but I have had absolutely no offers.  My flat has been reduced significantly and the only flats cheaper are either ex local authority or in the crummy parts - and they are only 20k cheaper at that!
I have done everything - de-cluttered, new marketing details, tried heating on/off, nice smells/no smells, plant for the hallway, fresh paint on a wall, new guttering, cleared garden a bit......advertised on houseladder and gumtree in addition to the agents adverts. I have shown people round and got the agent to do viewings...all to no avail. Feedback now is mainly 'its too small' - and I know some people on here have suggested that this means the price is too high. Yet I have researched recent sold prices and measured the changes in price between when I bought and now....it brings me right to my asking price - in fact I would accept under. If it was too expensive I would also expect people just to offer low - but not even that has been forthcoming.
It seems that the market is in a funny funny place right now. I know of other flats and my friends house who has had lots and lots of viewings (well into double figures in the space of a couple of months) and nothing....Is there anyone on here who can beat....okay I am going to say it....45 viewings!

            With feedback, each individual piece is random, but when a prevailing direction emerges, you have to take notice.
"It's too small" actually indicates that the details are attracting an audience for a bracket above yours - which suggests to me that a lot of the presentation is good. I think you have to reposition yourself in the market to be 'nicest of the small flats' rather than 'smallest of the nice flats'Hi, we’ve had to remove your signature. Your kitchen looks less cluttered, and there is a picture of an untidy bookcase, why? If the Agent won't change the presentation, you should change the Agent.             I didn't even realise there was a garden! I am interested in the comment about the pricing of the property. I have noticed a number of EAs marking up properties for sale as "price range £.... to £....". I have never understood how this works as wouldn't prospective buyers always opt for the lower price.0

            I agree regarding the garden and the confusing price (I'm in Scotland and have never seen this strategy, however others are suggesting it's not common elsewhere either).
However, definitely some plus points, nice plain walls in living room. One thing I do notice, it looks a bit 'studenty', like a sofa bed with a throw over it etc, and the bed not looking that well made up etc. However, people shouldn't be judging based on your furniture, they should be imagining how they will make it look.
I don't know the area at all, so I don't know the price. Surely your estate agent can tell you what the viewers are saying? It sounds like it's not the webpage, because you're getting viewers in!0
