LL's now have little control over the speed with which deposits are refunded as this is in the hands of the relevent deposit protection scheme. Expect it to take at least a couple of weeks even in the case of no deductions.0 -

you wont get outraged from me for havign an opinion, thats why i'm here, well for help advice rather than finger waging but you know what I mean.
I had mentioned earlier that the LL had given me indication he didn't want to rent after our lease ended before any arrears. He feels the market has improved enough to put the property back on sale, though the letting agency/estate agents were unaware, when we spoke to them and thought he was making a mistake but it's his decision.
I'm not sure what you mean about the dogs? I've had the oldest for 8 years so if you're suggesting, losing them... not an option.0 -
LL's now have little control over the speed with which deposits are refunded as this is in the hands of the relevent deposit protection scheme. Expect it to take at least a couple of weeks even in the case of no deductions.
When we paid the bond to the agency, i dont' remember them telling me or the OH how it was being handled.. I thought the LL just had 2 months rent off us upfront..... I'll have to double check on that one.0 -
Insomniac you have three dogs plus children, you moved into a brand new house and made numerous holes which you will never make good to 'as new' standard ... mentally write off your damage deposit and then you will get a nice surprise if that is not the case.
The landlord has to contact you regarding any money he intends to withhold OR return the full sum 14 or 28 days after the end of the tenancy (*think* this depends on which scheme is used). The money will be returned to you in whichever manner is most convenient to the landlord, no doubt he will want a paper trail which cash is not. Check with the deposit schemes website what the end of tenancy procedure is.
I know it looks like we are finger-wagging but we are trying to get you to open your eyes, you are coming across as not really taking responsibility, putting everything down to unfortunate circumstances. The numerous holes are from hanging pictures as I said in other threads I'll arrange for them to be filled this weekend and sanded down painted. The other "holes" are from curtain poles and blinds, which I'll prob leave up as they more than likely won't fit another property but I will check with the LL first otherwise they get filled too. not really part of my thread but interesting you say that he will want a paper trail and cash is not, why do some letting agencies request cash payments? I know they give a reciept but a tenant could sign off receipt from a LL etc..? just wondering..0 -

I know people are not trying to shoot me down, please dont' take my comment as that.
I do think I'll be ok, it's just it may be a little tight because of the few days before paydays. that's got me concerned... It may just be a case of speaking to non-priority companies and saying I'll need to pay them a bit later because of the house move...0
