Friend just signed contract - but pregnant!

my nephew who was 1 on new years eve still shares my sisters (and her hubby's) bedroom, he has moved from a moses basket to a cot, but he is still there at the side of her bed............and its not due to lack of rooms as they have a five bedroom house its because thats the way my sister likes it and its easier with the night feeds
i would stop worrying, get saving like mad and look out for the house to move to when the contract expires.
and congrats to your friend and tell her to stop stressing as its not good for the baby

The funny thing is, her studio costs £600 a month, because it is in the city centre.
There is a beautiful new development 10 miles outside the city centre, and two bedroom upstairs downstairs homes are only £500, heh, so its costing her more.

BitterAndTwisted, Mrstewieo already said that 2 beds was meant and not 3! If the contract is for 6 months, this should be fine as there will be room for the new born in the flat. I appreciate that the timings are off as the baby will be born as the contract expires, however your friend could either terminate the contract now and lose the deposit and first months rent, or could simply roll with it but keep an eye out for a property to move into straight away after the 6 months is up. It will all be fine! It just needs a level head and a little patience. I know one bedroom places are not exactly the most spacious and baby friendly of places, but financially it would make sense just to stick it out and save for the baby and next property.

Congratulations to your friend on her pregnancy. She'll be absolutely fine in a one-bed. Our little one slept in a cot in our room in our one-bedroom flat until she was nearly a year old.0

I am aware of that but the OP made her clarification after I posted and I couldn't be @rsed to edit my post. Still, my comment still stands. A one-bedroomed property during pregnancy is no hardship imo and a one bedroomed city-centre apartment with a new-born could be seen as a positive benefit. No-one in their right mind would want to move out to a new suburb with no local contacts or friends nearby unless they had a vehicle and the money to run it.
And you are wrong, they will not be able to terminate their contract early unless the landlord is agreeable and they get it in writing first and that's by no means certain.0 -
As everyone seems to have already said your friend is bound to the min term, in your case 6 months. Is is a shame that the agent is of no help as I have heard of a few occasions where the tenant is freed from the contract as they found another tenant to replace, simply by putting it back on the market. The agent then kept the original tenant on their books, bonus for the agent!
Being a father I can sympathise with the situation but try and take some consolation in the fact that your friend will not need the extra room straight away as the baby will most likely be in with them at the onset.
For your friend: Remember to give written notification of your intent to vacate (notice) when you intend to leave. Let your agent know you intend to move and ask them if they know of anything that may be available at the time you are due to vacate. It may make life a bit easier if they are on your side. It may be a bit difficult financially any transition to a new property (paying another deposit before your current one is returned for example, may not be an issue if you stay with the same agent) but with the help of friends and relatives there is no reason you can't turn it into a fun, memorable occasion for you're new family. Just try and stay positive and congratulations on you're good news!0
