The only relevant bit is the one I quoted already, I can quote it again, there is nothing else mentioned about due date, payment etc anywhere in the contract, really:
3. Rent & charges
(3.1) To pay the Rent on the days and in the manner specified to the Landlord.
(3.2) To pay promptly to the authorities to whom they are due, council tax, water and swerage charges, gas, electric and telephone (if any) relating to the Property, where they are incurred during the period of the agreement, including any which are imposed after the date of this Agreement (even if of a novel nature) and to pay the total cost of any re-connection fee relating to the supply of water, gas, electricity and telephone if the same is disconnected. The tenant agrees to notify the Landlord prior to changing supplier for any of the utility services stated above.
(3.3) That in the case of a breach of the terms of the tenancy by the tenant, a reasonable administrative charge may be made in addition to the costs of any remedial work, in order to compensate the Landlord or his Agent his reasonable expenses.
That's all the part related to charges or payments.0 -

So you say the definition by law is to pay the rent before it's due (meaning by the 24th of February 2010)?
Do you have a link to the government website or where exactly this law is being mentioned please so I could show it to him?!

I don't believe there is any law defining exactly when a rent-payment is due, that is governed by the contract which is why you were asked to examine your contract very carefully.
As far as anyone can tell your rent is to be credited into either your landlord's or your agent's bank account BY 24th of February at the latest.
Just pop down to the agent's office if the agent is still supposed to be receiving the rent on your landlord's behalf and asked them for clarification. As previously advised who exactly should be receiving the rent depends on whether the agents only provided a tenant-finding service or not. This whole thing could be due to a miscommunication between agent and landlord OR the landlord is reminding you that the rent is due in Feb and they know that you haven't asked for their bank details yet.0 -

What BitterAndTwisted said. As the contract is not specific, unless the LL or agent can produce anything, it is whatever is reasonable. If you pay 'a month's rent in advance', they will not have any grounds whatsoever to gripe - unless they can show that something else was agreed.tenant_london wrote: »Thank you,

tenants have to pay their rent on the due date in cleared funds.... most tenants in my experience dont do that.. they will organised a standing order for rent day, but those funds dont clear the banking system for another 4-5 working days...
tenant_london - you are obligated to pay the rent by today in advance for the next month .... no, you are not entitled to an invoice, if you pay by standing order that is your receipt0
