looks like someone is going to bag a bargain. That's what I don't understand about this entire thread. Yes, carolt could have saved a fortune by buying this house now rather than back in 2007, however she is not going to buy it, she isn't going to benefit by the price drop, so what on earth are we doing still talking about it on page 11???

Recap: 3 bed semi in nice village just outside London outskirts.
Sold in 2007 for £275,000, probably as a pleasant but could be improved property.
On market as repossession or wreck in Feb 2010 with ripped out kitchen etc for £242,500 when carolt spotted it and brought it to the forum.
Its now been completely refurbed and is back on the market. Unfortunately the house price websites aren't giving its sold price.
New price is.....

And in just a few short months, it's sold, been redecorated and a kitchen installed, had a 100K price rise, and is back on the market.

Insufficent information.
No one on this board knows the refurbishment cost of the property.
Not everyone goes to B&Q to purchase new kitchens.
So assuming the increase in value is down purely HPI is speculation.0 -

Yup. And the chances it will sell for that?
Um. Zero.
We'll never know what they bought it for as they were cash buyers, but given it was on for months at 242, and failed to sell, I suspect it went for 200ish. Compare to the 275K we would have paid in 2007. So it would have been a big loss for us.
I've seen the pics - they've put in a really nasty cheap kitchen. Another one on that street has been on at 340 fo c 6 months? - not sold either. And it's bigger/less naff decor.
I'm v v gad I didn't buy it. Not least because we'd only have to sell up now to apply for schools...far too much stress. If we couldn't find a buyer quick, we'd be stuck.0 -
