Sorry if you think i have "been rude" but im trying to find out how to "avoid stamp duty" if that is at all possible and answers saying there is no way to do it, just stay under the 125k or regarding putting some things through as materials etc.. are very valuable answers which is what i was looking for. Answers saying Search the threads and there are hundreds of threads on here has not helped me at all. The first thing i did was search the forum and when entering Stamp Duty it brought up 12 pages and after 4 or 5 pages of looking and seeing " stamp duty" a couple of times & nothing about how to avoid it, it then led me to creating this thread. Please by all means point out other recent threads on this which have avoiding stamp duty in the title and i will eat my words.

Considering you are looking for a way out of something you describe as "rip off"..and a sneaky way out ...your words.... not mine suggests you do not want to pay..... ie evading paying....as stamp duty is a tax then yes this is tax evasion...0

so you didn't even bother to read all the suggestions offered by the search facility ?
i have just typed in Stamp Duty Avoidance into the search facility here and got 3 pages of threads coming up =- MANY with stamp or duty or avoidance in their title..
You must try to help yourself first before expecting complete strangers to give their valuable time to you ......
If i had to read 12 pages full of thread's (none of which said the word avoid) id be reading for hours and hours and i dont know if any rules have been changed or anything.
i dont EXPECT complete strangers to help, it is up to them, if they want to then great, if not then theres no need for sarkys, rude or generally pointless coments.0 -

OP you have had good advice. It may not be the advice that you wanted, but that's too bad. We can't always have what we want.
The fact remains that you are unlikely to persuade the authorities that a shed is worth £2k, so you'd be better off trying to negotiate a genuine price with the seller that is below the stamp duty threshold, and forget 'sneaky ways' to evade stamp duty - because the loopholes have been closed.
EDIT - and I have to say that being rude to Clutton - who is a respected contributor to the forums - is going to endear you to no-one.I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.0 -

Your first 2 paragraphs is the type of answer i was expecting so thanks for that but all that clutton has done is come on this thread, seen that i have been having a dispute with someone else and when there was no need, clutton got involved in something that was nothing to do with him, if he gave me an answer or my earlier comments were directed to him then fair enough but its as if some of you ( not directing at you) just want to get involved in an argument on an internet forum which is a little sad to be honest. It has not helped in any shape or form. So to answer your last bit i wasnt rude to clutton at all but if i was sharp to him or come across offensive it is because he got involved and became offensive to me first.
I only came on here because i was after advice (i didnt expect anyone to search through the forums and find out the answers for me, just thought id post a question and someone may know the answer straight away and just post back), both me and my girlfriend are first time buyers and its hard enough in this day and age to even get the deposit let alone finding out 2 days ago that i have to pay stamp duty on top of all the other fees. I dont see how anyone can insult me by saying i am suggesting something illegal when ive come on MSE - a reputable site.
Me and my partner are only young but ever since earning our first wages we have paid tax on everything and i just find it a little unfair when it is a massive struggle just to get a house to start with. Im sure there are some taxes and government policies etc.. that most people disagree with but it is forced upon.
I think i will leave it there as this thread is basically pointless now and it is getting silly, thanks again to the posters that have gave me advice and an insight into stamp duty.0 -

if YOU had devoted any of your own time to research house buying - you would have known this a heck of a long time ago... you could have asked your solicitor months ago.. you could have read the threads on here about house buying... you could have asked your estate agent or your solicitor.
Considering that you are about to spend the BIGGEST sum of money you will ever spend in your life, you need to take your own responsibility for this a lot more seriously...
In the whole buying houses process in England there is a legal convention called "caveat emptor" - it is a latin legal phrase (which you may want to google) but which basically means that you, the buyer, are fully responsible for all research when buying a property, it is not up to the vendor, or the estate agent, or even your solicitor to do this.... it is up to you....
i find it astonishing that you have only discovered Stamp Duty sooo late in the day...
i dont take offence at all when folks dont like what i post, as i do tend to be somewhat blunt... but if my bluntness makes you think then that is good...
the moral of all this is that if you are embarking on a new venture, of whatever sort, research for yourself....
As a relative newbie to MSE, what you dont know is if ANYONE on this forum knows what they are talking about (*) - had you taken some time to do some of your own reading and research, you would begin to form a view as to whose words, on what subject, you trusted..
Threads do seem to go off at tangents now and again... that is the nature of public forums... you will like some answers and not others, other posters will et into discussions that you feel are not relevant... bit like sitting in the pub really.....

i recall trying to do exactly what you are trying to do now (avoid paying Stamp Duty) when i bought my first property in 1979 - i got short shrift too .....
p.s. having said all that.. i do admire your articulate, swear-free, good-natured and persistent, well-communicated tenacity in holding your corner here in MSE - well done..
