The steam will cause problems with your neighbour if it's sited too close.0 -
will the steam cause problems with my neighbour?
This is an important issue because even though the boiler may comply with all the reg's regarding the flue position and the makers clearance requirements, if the neighbour was to complain about a nuisance factor from these condensing products then the local authority, under an EU directive, could make you alter the flue position if possible or at worst resite the boiler so as not to cause a nuisance.
Some makes like GlowWorm for instance have on their condensing boilers an anti-plume kit which is an extension to the flue outlet and can be fitted to take the fumes/products away at high level!
Its all going to get possibly very silly as these reg's come fully into force!

Belated thanks for this information Gaz and Red. I have been off the web for a while. You have told me just want I needed to know. Have either of your heard of the Wiseman (or is it Weissman)? I will nurse along the old Vaillant/Rabbit which gives me a wonderful shower from a bog standard fitting. The EEC legislation is just what I needed to know.
