planning application advice

If 2 neighbours oppose someones planning application and give reasons is it still likely to be granted also will the person making the application see the comments?

    Yes they will see the comments.

    Whether they have any effect will depend on how reasonable the complaints are. Generally they have to show that the proposal is not in line with council planning policy.

    Yes - it will have your name and address on it. Anonymous comments don't count. Usually the comments are on you local authority website for all the world to see. You could have a look to see what other applications' comments look like.

    sorry meant could be dodgy if they read it on here they would know it was me. Not bothered if they see the comments altho im not sure why they have to have your name on! I might look at others comments thanks.

    will the council consider the lack of parking. If you make flats you need spaces for cars surely?

    They do need to, but I'm sure some newish flats near me were designed with 1/3 of a parking space per flat, or something equally ridiculous.

    We had a pub at the top of our road that applied for planning permission to convert to flats. I opposed it as we have no parking on the streets as it is (often have to park streets away!) and there is only 1 parking space on the pubs land. Needless to say permission was still granted :mad:

    Usually letters are published as sent in on the council planning department website so it will be clear who sent the letter in as it will display the name and address.
    To be honest I myself think it makes no difference how many letters are sent in objecting to a planning proposal if it fits into the local plan and is acceptable to the planners it will be passed .
    Your best plan maybe try and get it referred to the Development control board for a decision but even then there is no guarantee
    Parking does play a major part of planning proposals

    i hear what you are saying but its wrong if there is no parking where is everyone going to park! People equals cars? There is no parking at all where they intend to house alot of people not even any off road parking its wrong!

    They say they are going to put a cycle rack in oh yes as if all the tenants are going to have bikes and all their visitors come on.

  • Unfortunately what is right or wrong has little to do with planning !! you have to prove that in some way the planning application does not fit in with the local development plan . Councils are under increasing pressure to build new houses and to be honest parking and road safety is one of the things that could sway your council to refuse it and may be worth pursuing that line !! but in my experience no matter what Joe public says if the Council wants it passed it will happen !!

    its a private person making flats not the council themselves but expect it will be used to house tenants who have come through the council does that make any difference!
