    last Saturday my hubby sorted out the main bathroom and i remember yelling up the stairs........."PUT THE SEAT DOWN AND I MEAN BOTH BITS" :)

    didn't seem funny at the time, but we were running around like idiots trying to sort out the house!!!!!! :)

    gotta say agree with everything googler has said............. we even put away the loo brush & TOILET SEAT DOWN, both bits.

    Yup, find a cupboard space for the toilet brush and the bottle of Harpic or Toilet Duck that usually sits next to the bowl.

    Is any of this in your internet or schedule photos? It shouldn't be.

    Family photos / personal photos - tuck them away in a cupboard. You're selling the house, not your family.

    Only posh people have these two bits.

    Then not so posh have one bit.

    Then those at the bottom (excuse the pun) have no bits and have to sit on the ceramic.

    In Feng Shui they say you must shut both bits to encourage wealth and that is why posh people get posher because they have both bits to shut.

    So ends my sermon on toilet bits.

    Ok leaving aside the great toilet seat and coffee debates.. :)

    As I buyer I prefer being shown around by the owner as it means I can get more information. BUT I like being mostly left alone to look around the house at my own pace. So I would say be welcoming, show them round the first few rooms, point out any un-obvious selling points and tell them you can answer any questions, then hang back and let them look around.
  • Our EA insisted on showing propspective buyers around, which I was happy with as thats what we were paying him for. He is a local bloke to I knew he could answer any local Qs buyers had. out of the 8 viewings we had only 1 we weren't in the house for when he did it and the prospective purchasers always had some extra Qs about the age and rennovations done to the house which we were happy to answer.

    The person that bought the house, didnt go through our EA, he was one of my staff who was looking to move and we had just dropped the price to a region he could afford. He asked if he could have a look around, so I showed him everything and talked about the rennovations and he offered there and then, we accepted too. So I called our EA the next day to tell him Id sold the house. Our EA never even saw our buyer!

    I quite like showing buyers around as I know everything there is to know about the place and can answer all the questions. I agree with what others have said, let them lead the way into each room, just point out positives in each room that arent obvious (gives them something to think about) and let them have a look on their own again after youve shown them round. Keep everything clutter free and answer any questions they ask.

    Why take a chance on your viewers being in these categories? Pets and children don't mix with viewings.

    We had a new rescue cat when our buyer had their first viewing, (luckily they are cat people!) But he stood on the poor cat's foot - (Well she shoul've blinking moved!!) He was so apologetic, it was quite funny. The cat didn't yelp/meiaw etc, she just hissed really quietly. The one and only time I have heard her hiss. It didn't put them off as they bought the house - We moved in October.

    We I agree with a lot of what has been said.

    • NO coffee, too many people don't like it.
    • If you are happy to, Do show the viewers round yourself, I find agents on the whole to be impersonal, and totally lacking in the relevant knowledge. How will they know what your neighbours are like, what your council tax bill is or where the nearest school is?
    • Let the viewers go into the room first as pp's have said
    • Don't allow them to roam the house alone on a first viewing, you don't know them from Adam
    • Do offer info as previously suggested, and ask if they have any questions.
    • Do have a copy of the HIP handy - if possible, they may ask to see it. Some of my viewers did.
    • Smile! Try to look approachable, they are probably as nervous as you! A friendly face will help put them at ease.
    • Children should if at all possible be out of the way (friends house etc). This is not always possible, but is ideal. I remember my hubby taking our girls out in a heavy snow shower!!

  • Hi,We have recently sold our property and I agree with all the other posts regarding how to go about things,One thing I would like to mention is don't fall into the trap of discussing money or if you will negotiate just say " All dealings must go through the Estate Agent"
    We were put on the spot a couple of times with people saying daft offers and expecting us to take them there and then.
