    Sadly yes Oldernotwiser! Makes it a nightmare to administer!

    In the pathfinders, half moved all their caseload over to LHA and half were not. The government then decided that when it went nationwide, it would be on a gradual basis although it has been mooted at some meetings that I attend that a move for everyone onto LHA might come about in 2011 - Suppose it depends on who is in power then!
    I currently manage a Housing Benefit service and have been working in Housing / council tax benefit (as was) since 2001.

    So do I just find a suitable property, sign the lease then apply for LHA?

    I'm just a bit worried about paying deposit etc then having to wait a long time for 1st payments to be made, meaning I would be unable to pay 2nd months rent on time. Does anyone have experience of timescales? Or if I call the Local Authority will they be able to tell me? (Or is that asomething they can't / won't answer?)

    Also make sure you are comparing monthly allowances with monthly rents and not four week rents. The 29 days difference may be a lot more than you think.

    For example, a £90 per week rent is £391 per month - £31 greater than £360. £100 per week is £434 per month etc.

    Sorry, but can i just ask for clarification-
    How much am i actually getting per 'month' in my LHA??

    Because my LHA rate is £355 per week, and so i just multiplied it by 4 for what id be getting per month.

    But do i actually get more than that cos it paid every 2weeks, not on a set monthly schedule??

    You need to multiply by 52 weeks and then divide by 12 months. So you get £1538 per month (that can't be right, can it?!)

    Did no-one ever tell you that there are 13 lots of 4 weeks in a year, not 12? :eek:

  • I took the weekly rate, multiplied by 52 then divided by 12 to give me 410 a month.

    4 weeks = 28 days - there are an extra two or three days each month.

    12 lots of 4 weeks is only 336 days - 29 days short of a year.

    To convert a weekly amount to a calendar month you need to multiply by fifty-two and one seventh then divide by twelve. So that's about 52.14 divided by 12. (The extra one-seventh is for day 365 - 52 weeks is only 364 days.)

    £355 per week is more than £1542 per calendar month (against £1420 for four weeks).

    I never actually really looked at it from that way before, as i just always viewed 'monthly pay as weekly amount x4'.


    My monthly rent is £1,450, and so i had thought that id have to pay £30 from my jsa.
    This getting extra money each month thing just feels too good to be true though.

    Ive just used the listentotaxman PAYE tax calculator to work it out.
    Entered the 2weekly amount, and it converted it to how much i actually get every 4weeks over a year.


    Thankyou so much for mentioning this clause though. :)
