    Funnily enough i have dealt with Martin and co in Exeter. Hopefully they don't practise the same elsewhere as they do in this branch. They arranged a group viewing with approx 20 people at a property - without telling us. We then had to race to the office to pay a holding fee - whilst people were still viewing the property. Unfortunately i didn't get there first so i lost out. But seem a bit unfair on the other people that had wasted their time at this viewing. I have to say i have never experienced this before and doubt i will again - just seemed quite strange! I'm sure this can't be normal!

    This has to be the most pointless thread I've come across for a long time.

    We all know there are good landlords and bad ones.
    We all know there are good tenants and bad ones.
    And we all know there are good agents and bad ones.

    'nuff said. Let thr thread die!

    I have even had a group viewing with approx 20 other people and we litterally had to race to the letting agents office to hand over money to secure it - even whilst there were still people viewing the property! How is this fair - so many peoples time was wasted - there is no need for it!

    The agent works for the Landlord and not the Tenant. The agent has got the landlord an offer of tenancy quickly and managed to instill urgency in the Tenants to get the money down and paperwork sorted. Job done I'd say.
    They have provided us with all information and supprisingly better prices!

    Of course they offer better prices - they don't have to pay the agent a fee. If that fee is, say, 10% of net rental income, then the rent (I would hope) would be about 10% less than the local agents would expect if done privately.

    It is quite normal. Its called an Open House type of viewing. It is aimed at getting the Landlord (the Agents client after all) the most amount of money in the shortest possible time. Is I said above, I think they did pretty well here as it - instilled urgency, reduced negotiation from the potential tenants as they KNEW others were viewing the house and someone else could probably add that extra £50 to the rent to get the house.

    Not all agents are useless. I will grant that there are some that shouldn't be released during daylight hours from their secure wards and certainly shouldn't run a business dealing with a clients most valuable assets but there are good agents out there. This is exactly why there are bodies such as ARLA and the Property Ombudsman for codes of practice. If you're not happy you have a route to make your feelings known.

    Calling all Landlords - it's time to rid of the devilish letting agents.
    I am currently writing an article on how awful and pointless letting agents really are and why we put up with it!
    I would really appreciate your comments - i need the whole truth and nothing but the truth! Don't hold back!

    The whole point of this debate is in answer to a query put on by Jammy. . . .
