    What about weekly boarding? That way your daughter can enjoy the security of coming home at the weekend, keep regular contact with local friends and yet become gain more confidence about being independent. It would also be a cheaper, easier and quicker solution than moving. You also won't have all your eggs in one basket if she hates the school.

    Don't see what's so hard - just put your house on the market, and it will eventually sell. Reduce the price if you need to move urgently. Or consider renting - as others have said, smokers do rent too, and the tenants before us where we rent now did in fact have dogs, even thoough the tenancy agreement says no pets - in real life, landlords want tenants, so are more flexible than they may at first appear.

    That's reassuring about landlords Carol, sorry I didn't notice your post before.

    We had thought about boarding her but it will depend on where she is accepted and of course where she ends up wanting to go (if we have to choose).

    Commuting is not really an option as all the schools will be more than an hour away and I think 2 hours travelling every day on top of a school day is too much, especially when there is homework and revision to be done. However you all seem so confident that we should be able to sell and buy in the time that I am now in turn feeling more confident about the whole thing which is most appreciated. I'm even thinking we might buy somewhere smaller near school for during the week and come home at weekends, plenty more options than I first thought.

    And yes, I probably should have gone to either the "House Buying" or "Family" areas of the forum but just a week of reading around gave me an idea of the sort of replies I could expect so I came here; you may be "rough" but you don't give the obvious, typical answers and you have come up with options I hadn't considered and made me think about the problem in a new way. On the whole very stimulating and more than I could have hoped for!

    In an ideal world maybe but the truth is she is at a private school because she was bullied out of her (state) junior school for being gifted and I cannot see it being any different age 16 except the bullies are bigger.
