Yea Persimmons quote did seem a bit overpriced! I guess they charge more for the convienience of having the carpet already down when you move in.. but thats a huge difference in price between £777 and £2500!0

Have looked at some costing.... does this sound about right? Obviously without paying to be fitted, cost only..
Fineweave carpets are the company fitting on the newbuild estate who we have quotes for but if you go on their website, their quotes are much cheaper (different products available)
Based on twist pile 50% wool carpet. House is 75.37 sq metres.
£15/sq.metre carpet
laminate £9.99/sq.metre
vinyl £6/m.sq
Living room – 3.96 x 3.25m = 12.87 m.sq (carpet = £194)
Kitchen – 2 x 3m = 6m.sq (vinyl = £36)
Dining room – 2 x 3m = 6 m.sq (laminate = £60)
Bed1 – 3.25 x 3.09m = 10m.sq (carpet = £150)
Bed2 – 3.25 x 2.90m = 9.5 m.sq (carpet = £143)
Bed3 – 2.74 x 2.03m = 5.6 m.sq (carpet= £84)
Hall approx 3.96 x 1.5m = 6m.sq (laminate = £60)
WC approx 1.5m x 1.5m = 2.25 m.sq (vinyl = £13.50)
Bathrooom approx 2.74 x 2.03 = 6m.sq (vinyl = £36)
Stairs
= £777 plus stairs and fitting.... persimmon quoted £2,500!
Definitely pays to shop aroundAt a minimum, it may give you a negotiating tools - you might ask them to reduce the cost of flooring and therefore reduce the cost of the whole package?
What are the other extras? You mentioned turfing. Some cheap appliances with a high RRP, too?
Have you thought about how much £7,500 on the mortgage will cost you, over the time you're in the property? You need to make sure you're not leaving yourself too short of cash - but it may be worth scrimping a bit on furniture etc. in order to save the money now.
If you can budget well, have a good credit rating and could pay any spending back on time, you could also look at something like the Tesco credit card with 0% on purchases for a year. If you wouldn't pay it back on time, though, don't - would be horribly expensive :eek:0 -

Don't know what the deal is with a new build, but it may be possible to negotiate to lay carpets before completion anyway. If you're renting at the moment, presumably you could just more in a couple of days after completion anyway.

Unfortunately we didn't have much choice, and other buyers didn't have any problems with their valuations it seems... guess we'll find out for sure when prices appear on the land registry and we find out how much everyone else paid!
We weren't happy about the situation either, but in the end it was a case of either pay the price or lose the house. The builders will always do what they can to get the most money they can out of each buyer, and is it fair? Nope, but thats the way they work.In other worlds you are willing to overpay for a house which will allow the builder to bully other buyers in overpaying thanks to your deal.

Listen to your parents......all developers make out it is the lowest they will go....as a first time buyer ready to go, waving the reddies under their nose is too much to ignore...but they deliberately drag their heals to see if you buckle first. Go for 180k with the extras or threaten to walk......or play their game and drag your heals as this can sometimes turn it in your favour. At the end of the day on their accounts it is not 5k of extras, but more likely 1k as they get bulk buy and over inflate. If you can do the carpets yourself you will get much better quality for a hell of a lot less
