Persimmon over-valued newbuild

why do you say that?0

£7500 saving or £5000 of goodies?? It's a no brainer! I'd accept the lower price!
Their £5000 of extras won't be anywhere near that value.
Agreed - even if their prices are fair, why not do it yourself (picking the materials you like for flooring etc.) and either do it to a better standard or pocket 7.5k?
Carpet and vinyl for £2300 doesn't sound cheap, unless they are using v good materials or it's a v big property.0 -
well becuase if it is say 2k to carpet/laminate the house, we don't have 2k to do it as we have 3k left after deposit, fees etc., and it is going on furniture so we are relying on the 5k to pay for carpets etc.,0

How many metres square is it?? I put laminate down myself in two large double bedrooms, the hall way, and a large open plan living room, and it cost me £400. Obviously free labour, but I'd say £2k is a HUGE amount of money, and I guarantee you they won't put top quality stuff down. I'd say £500 is more accurate.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
ooh thanks! it says 75 m.sq on our reservation form, I am guessing that is just one floor though?
we want carpet living room, stairs and 3 bedrooms (one very small)
laminate hall and dining room
vinyl kitchen/bathroom
plus labour though I guess?0 -
I'd say pick the money off rather than the extras. That seems an awfully large quote for carpet and laminate, sure you could do it yourself for far less money! Also, check how many different carpets and laminates you're allowed to choose. We're buying a new build and got free carpets etc thrown in, but we're only allowed to pick one carpet colour for the whole house and one laminate for the kitchen. Not too bothered as we'll upgrade them in our own time when we can afford better, but make sure you know what they're giving you for free
Hope things work out for you! As you may remember from my post on your diary thread, our house was valued at 9k less than we're paying so I know how frustrating it is. In the end, the house is worth what you want to pay for it and if its your ideal house and you'll be living there for many years then go for it!0 -
thanks Kyrae, have your builders budged on the price yet? did you get your free carpets at the start or after the 9k down value?0

Unfortunately our builders refused to budge on the price, but we were happy with the price before the valuation and had compared it to prices of already built houses on the same estate and the price does seem fair. We tried negotiating with the builders but as all the other houses of the same type as ours have sold, the builders politely said we could walk away if we wanted to and they'd sell it to someone else. We were tempted to take them up on this offer, but in the end the house is exactly what we're looking for and in the location we're looking for, and if we did drop out i know we'd regret it later.
We negotiated the free carpets when we sold my partners house and were in a position to proceed. They also paid our estate agent fees and HIP pack to sell his house. We tried for some more extras but alas they refused to give us anything else.
Hope that helps0 -
that sounds fair! we don't have the extra £7k to make up the cost unfortunately.
Have looked at some costing.... does this sound about right? Obviously without paying to be fitted, cost only..
Fineweave carpets are the company fitting on the newbuild estate who we have quotes for but if you go on their website, their quotes are much cheaper (different products available)
Based on twist pile 50% wool carpet. House is 75.37 sq metres.
£15/sq.metre carpet
laminate £9.99/sq.metre
vinyl £6/m.sq
Living room – 3.96 x 3.25m = 12.87 m.sq (carpet = £194)
Kitchen – 2 x 3m = 6m.sq (vinyl = £36)
Dining room – 2 x 3m = 6 m.sq (laminate = £60)
Bed1 – 3.25 x 3.09m = 10m.sq (carpet = £150)
Bed2 – 3.25 x 2.90m = 9.5 m.sq (carpet = £143)
Bed3 – 2.74 x 2.03m = 5.6 m.sq (carpet= £84)
Hall approx 3.96 x 1.5m = 6m.sq (laminate = £60)
WC approx 1.5m x 1.5m = 2.25 m.sq (vinyl = £13.50)
Bathrooom approx 2.74 x 2.03 = 6m.sq (vinyl = £36)
Stairs
= £777 plus stairs and fitting.... persimmon quoted £2,500!0 -

In other worlds you are willing to overpay for a house which will allow the builder to bully other buyers in overpaying thanks to your deal.
