My buyer's solicitor is begining to appear over-cautious by comparison.! - he wants us to take out insurance indemnity regarding the apparent lack of building regulations certificate for a loft room which was made in our bungalow some time before 1988.
I think this has only come up because the estate agents were so anxious to point out that the room may not be usable except "occasionally" - i.e. not as Bedroom 3. the same agents never mentioned this when we bought the house 4 years ago, my solicitors never looked into it, and it's only now that "regulations have been tightend up" we have all this extra hassle and cash to pay.
Annoying, isn't it? Still, house buying was never known for its stress-free, life- enhancing qualities.0
