New home, flooring not included?

I'm looking at a new build bellway home. I have been told by their rep that the flooring (laminate or carpet) is not included. This seems very strange to me. They are selling for £250k and the flooring is not included. Is this right or are they avoiding giving me any flooring?

If I could afford £250k on a new home I would certainly not have carpet or laminate. It would be done in real oak.0

When I looked at a couple of new builds it was wuite common for flooring, spotlights etc to be extra. I've seen on here some people who negotiate for them when they put in their offer.0

Definitely negotiate to get them included, in addition to the 10% (at least) that you have hopefully already secured off their overpriced asking price - if you don't your lender will make it so, as they value for reality instead of fantasy.Act in haste, repent at leisure.

Use them as a bartering tool but the first thing you go for is as much cash off the deal as you can possibly get.
What they will do is offer you a certain £ worth of flooring/turf/white goods etc. It's their own tool to deflect from hard cash. Wahtever you do, don't even begin to believe what they say the price of the carpet is - you could walk into almost anywhere and buy cheaper without even trying. I pay about a 1/3 of the price for carpet that they will tell a potential buyer that they getting in 'freebies'. I've never seen such expensive appliances for sale either as I've seen in a Persimmon home!
If you want to save money, get the flooring sorted yourself and get the same amount or more off the actual cost of the house. It's a bit inconvenient, but it's worth it for the money in your pocket frankly.Everything that is supposed to be in heaven is already here on earth.

We bought a new build about 10 years ago and did get carpets and flooring in but it was a 'deal' we got - we didn't pay for it - have to say it was nice to be able to move in and have it all done already, not sure the quality was great but at the time it suited us. At that time, they wouldn't knock anything off the actual price of the house but these days I'd certainly be looking for that as Doozer says. As far as I've seen though it is more common for flooring not to be included in new builds.0

They have the right not to include flooring, you have the right to say "well not at that price, not if you want to sell to _me_". That's how the game is played.If you don't stand for something, you'll fall for anything0 -
We are currently buying a new build and flooring is not included. The builder is doing it for us, but at a cost. They are buying the materials for us to make it cheaper. The builder is a local one with a good reputation so we're happy for them to do the work. If your builder hasn't got a particularly good reputation or is too big to 'pay attention to detail' I'd get the materials yourself and arrange for them to be fitted. So, in summary, unless part of the deal floors are not included.0

I managed to get carpets in the price of my new build, but its not standard practice.
It did make life easier when moving in but we have started replacing the original carpets just under 4 years on because of the poor quality of the original ones.
Personally I would try and get something off the asking price and use this money to buy my own carpets/wood and the best quality underlay available.0
