but when she(P.A.) brought agreement, she got me to sign and took it away saying she would get it signed and photocopied and send me a copy(which is what i have) im going to get it all out today and have a proper look, will update after ive done this. also what are the 3 companies i should be looking for about the deposit, thanks so much for all your help everyone0 -

While I agree that this LL is rubbish I just wanted to say that there is nothing intrinsically wrong with this as the PA is acting as the LL's agent. It is, in fact, quite common with tenancies sourced through letting agents to have the LL's name but the agent signing.
Of course the fact that the PA made a total mess of the actual signing of the agreement (see post above this one) is yet another example of this !!!! poor LL's lack of knowledge and understanding of their responsibilities.0 -
if OP is going to be moving out soon, then witholding rent is just going to make matters a whole lot worse for her..... she wants to be warm, if she is going to stay - firstly you need to write to the LL to ask him to repair the heating by a certain date

the tenant before us was a friend of my sister, so i have asked her to find out if her friend has an address for the LL0

Hi everyone
well i have done as advised and sent a recorded letter,
also contacted all 3 of those schemes and all 3 have said no my deposit isnt registered with them,
so regarding the deposit what should i do next?
3x the original deposit will make it so much easier to find and move into another property

Not lodging the deposit in one of the three schemes is a criminal offence. The three times deposit penalty I don't believe has ever been awarded by a court but it's a useful threat to use against a landlord when they are not fulfilling their other legal obligations to the tenant. Like not providing adequate means of heating in the coldest winter for thirty years0
