Average Size Of Two Bed Flat In Square Metres

Is 65 square metres big for a 2 bed flat??

Is it average or just normal?

I am trying to get a feel for a flat that has been advertised on the market

    I dont live in a flat but it sounds small, my lounge is over 20 square metres, factor in bathroom, 2 bedrooms, kitchen, possible hallway!

    Get a calculator out, fire up Excel, get the details of other flats in the area, and work out the sizes of them. Multiply length by width to derive the square metres of each room. Add them all up to give a total figure for each flat.

    That should help you decide.

    65 is tiny (assume it's a new build rabbit hutch...)

    You'd need > 95m2 to be comfortable.

    Disagree totally with the above!

    65 sq metres could be a perfectly reasonably sized flat, it really depends on whether there's a lot of metres wasted in the hall/corridors. After all, I don't think that many people would call a 20 sq metre living room, 2 x 12 sq metre bedrooms and a 12 sq metre kitchen as tiny and this would add up to only 56 sq metres, allowing plenty for a bathroom and hallway.

    Most 3 bed semis are going to be around 95 sq metres!

    It's not the size that matters, it's the layout and storage that make a flat work or not.

    How large are you? 65m2 could easily be a 4x5 living room (there's the 20m2 as above) a 4x4 main bedroom (16m2) a 3x3 second bedroom (9m2 again a double room) a 3x3 kitchen (9m2) giving a total of 54m2 so another 11 for hall and a cupboard etc...

    OP go have a look at the flat and see if it seems small when you're in there.

    Before we moved to a house we had a 3 bed 1 bath flat that was 103 sq meters.
    A family friend has a 2 bed 1 bath that is 78 sq meters.
    These are all fairly average for flats built in the last 20 years

    We now live in an average sized semi detached house that is 250 sq meters plus 100 sq meters garage/basements.
    However we do live in Luxembourg and maybe these averages do not apply in the UK.
    There will be no Brexit dividend for Britain.

    250sq metres for an average semi - an average "executive" detached would be about half of that!

    My two bedroom flat is fifty five square metres, I have a large double bedroom (triple wardrobe, king bed frame, double chest of drawers), single second bedroom, good sized hall (two items of furniture, cupboard with washing machine), living area (two large sofas) including ample kitchen space. While it isn't a penthouse or family apartment, visitors regularly comment on my flat being spacious. With an extra ten square meters you'd presumably get a double second bedroom.
