    I just use the price history information that property bee displays. I've never worked out what the hell the sidebar is supposed to do.

    I did try quite hard to understand the sidebar, but I couldn't make it do anything that was useful to me, so I gave up on it in the end.

    However... as some of you know, I decided a few weeks ago to contact some people whose house was on the market from mid-2008 to mid-2009, to see if they'd like to sell it to me. I investigated the sidebar again, and found I was able to retrieve the PB info on the property I was interested in, even though it had long disappeared from RM. So it was useful in the end. :)

    I agree. Even without the sidebar, I found the history was great. My memory does many things well, but not numbers at all! In any case, I was looking speculatively for a long time, without a clear idea of what my eventual budget would be, so I wasn't just looking at a small number of possibles.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    I've just been having a look at the "house prices" thingy on RM, which I haven't played with before. The "price comparison report" bit gives you sold prices for properties that have been taken off RM within the last year or two.

    My first search came up with 20 4-bed houses in the vicinity of the house I am trying to buy. These are all houses that have been listed on RM and then taken off again between Nov 08 and Dec 09.

    If I don't count the 6 that came off RM in September 2009 or later (in case the sold data hasn't filtered through yet) I am left with 2 houses that sold and 12 for which no post-2008 sold price is available. :shocked:

    Either a lot of info is not getting through from the LR to RM, or else the market is far more stagnant than I realised (or was up until summer 09, anyway).

    All the small properties seem to have gone under offer in the last week or so, and the top end as well have had a few sstc, one cottage that seemed reasonably priced compared to others has gone sstc, but its still priced at above peak, would love to know what price its gone for. Some of the old chestnuts are still sitting there, and I know that the vendors are holding out for near asking prices, barely any price drops at all, people in my village seem to hate reducing the price of their houses.

    I've been watching things within a 30 mile radius of my work on rightmove for the last few months.

    Some property is selling, sometimes for quite high prices.

    A lot of it is just sitting there though. Occasional price drops occur. It's a slow process. There are surprisingly few properties on the market too.


    Loads and loads of asking prices dropping and still nothing much selling. :beer:

    Complete stagnation. There is some right crap on RM at the mo and houses coming onto the market is practically zero and has been for weeks. The only things on there are overpriced tat that no-one wants to touch. For the majority of last year there was an interesting house coming on approx every 4-5 days. It was the beginning of December the last time i can remember a decent property being advertised. No wonder HP are rocketing because there must be many searching for the one decent house that comes on. TBH i am preparing to look around the end of March and if this continues i would probably offer the full asking price no questions asked should one come up. Its that bad.

    In Hackney prices are at peak or higher. Any decent 3 bed terrace seems to sell qui kly. Houses we looked at last year which went on at 400k and sold for around 385 are going on at 425 and selling for 410. We had a 3 bed terrace fall through middle of last year. We got it for 360 and now houses down that road that need complety refurbishing (ours didn't) are going on for 380.

    We gave up in Hackney. Priced out of my own area really. Even 3 bed council houses are going for 350 - 450. Really, 2 working people in good jobs and a good deposit and we can't realistically afford an ex council house....I have no idea !!!!!! is going on with the housing market.

    Not only have I been property bee'ing - I've also been actively house hunting in the SE -nice little town commuter distance from London.

    So far - very little is dropping, very little new is coming on to the market - very little is selling. Some places have been on the market for many months.

    A few places that went STC have in December have come back on.

    We put a few offers in one one place that were rejected. Eventually we went up to the lower end of their asking price range (which is the maximum the place is worth based on sold recent sold prices etc imo ) but as they'd not been on the market long they are holding out for more.

    The reaction from the agents has been interesting. Theres a lot of initial excitement when they realise you're an FTB and are serious about buying.

    Several have basically told me that they've over valued property on their books by quite a lot and to come in and make a low offer. The one we offered on - the agent told me that they wouldnt get what they were holding out for but "god knows how long it'll take her to realise that". well, she'd have realised that straight away if you hadnt valued it at that.

    Which begs the question - why are they over-valuing houses so much? Obviously if someones place has been valued at £245k they're not going to be thrilled with an offer of £220.

    It seems that there is so much competition for new instructions with agents - when places do come on the market they're all outbidding one another for high valuations. And then hoping that they can talk the vendor down when or if they get an offer.
