Have you looked into landlords' insurance, from the perspective of the building becoming uninhabitable (fire, flood), or getting a rogue tenant in who doesn't pay the rent, trashes the place?0

Tenancy agreement has been drawn up by myself. - extremely foolish.... use the one on national landlords association website once you have joined
also - use an agent to get your first tenants in .... spend 6y months reading www.landlordzone.co.uk and www.singingpig.co.uk and buy some books and research the business you are embarking on as you obviously know very little... let an agent deal with it for 6 months then you will know the ropes
Very good advice, I spoke to an estate agent, he advised that he will do all the required work, his fee is one months rental income.
All he advised me to do was to install an electricity meter box on the property, he said this is free and it would keep better track of my electricity bills.0 -
You need an EPC - Energy Performance Certificate http://epc.direct.gov.uk/index.html.
It rates your house on how energy efficient it is so prospective tenants can guage how much it might cost to heat etc.0 -

You cannot rely on this - you still need to know all the relevant legislation to make sure a) you know that the agent is doing things properly b) you know what is still your responsibility even if you use an agent.0 -

I can't really answer that as I have never used an agent. I guess it will depend to some extent on whether you are just using a 'tenant finding' service, after which you manage the tenancy yourself, or if you are getting the agent to do all the management for you.
I have heard tales of people thinking their agents are putting the deposit in a suitable scheme when they have not, and it is actually the landlord's responsibility to ensure this has been done, so there is clearly scope for misunderstanding as to responsibilities when using an agent.
